We LOVE serving large reunions and celebrations. However, NOTE - this is NOT a party house or neighborhood. All guests must be inside by 11:00pm to respect quiet hours (loud laughing at 1:00am carries easily and not fun for a neighbor who has to go to work the next day). No loud music anytime of day and external speakers are not permitted.

Between the two house we can sleep up to 32 adults or up to 42 people if kids are in the group (who can sleep in bunk beds).

Between the two homes you will get to enjoy:

**Two 6-passenger golf carts available -- one is complimentary with any 5+ night stay, otherwise $75/day rental available! --- Golf cart can be parked at the beach entrance ---Note:$500 refundable damage deposit, license, and waivers are required for use per cart

**Tankless water heater — imagine having your family ALL be able to shower after the beach and NOT run out of hot water** (both houses)

**Formal dining table SEATS 12 and enough seating for 20 between tables and bar area -- no one has to eat in their lap in EACH house!

Vilano is one of the nicest beaches in St. Augustine. It varies from gentle waves to play in as a family, but big enough to still surf! Vilano is a destination beach for locals and tourists from around the country. YET, our stretch of beach is always quiet and private because no public parking is allowed at the entrance!

**3 minute WALK to RIVER**
EPIC sunsets happen here that you don't want to miss! INCREDIBLE fishing spot also. Large, sandy beach area to relax on when tide is not all the way in. It is also a 3 minute walk to North Beach Campground where there are walking/biking paths for an afternoon stroll

**5 minute WALK to Cap’s Restaurant - best in St. Augustine**

**5 min. walk to Aunt Kate's restaurant.

**3 minute drive to public beach with bathrooms and showers**

**Between the two fenced in backyards (they share a fence) they include AMPLE seating, 2 charcoal grills, 1 wood fire pits (wood not included), TWO 12' x 21' professional putting greens, 2 heated & enclosed 12'x25' pool w/ sunledge, Built in pool spa, traditional stand alone spa, corn hole, ping pong, hammock, & life size games**

LAYOUT OF BEDROOMS: Since this is a large home with 7 true bedrooms we decided to design it in a way that would be most functional for any size group. Thus we remodeled 2 rooms to be “FLEX” rooms that can serve as a true bedroom or as a Living Room area. The following will help clarify what is offered in each room.

FIRST FLOOR

BEDROOM #3 - The Gray Room (King Bed with Ensuite)
King bed, 55” Smart TV, Bathroom is accessed through pocket door, large dresser, standard closet, sound machine, ceiling fan

BEDROOM #4 - The Ocean Bunk Room
TWO Twin over Full Bunk beds (sleeps 6), HUGE foam bag, desk, standard closet, small selection of books and toys for a range of ages, standing fan, Sound and light machine that mimics being underwater
