The property layout is as follows:
- 1st/ Main floor - Open living, dining, and kitchen as well as 5 of the 7 bedrooms
- 2 downstairs areas - 1 king bed suite on the bedrooms side of the house, and a game room with 3 bunks on the kitchen side of the house
- Loft area off the living room with Lakeview, with office, lounge, or yoga space
- There are 6.5 bathrooms, 4.5 on the main level and 2 downstairs in each area
- Hot tub access is off the downstairs game room area with an attached full bath
- parking up to 10 cars

HOUSE RULES
- No smoking, vaping, or use of illegal drugs on the property
- Absolutely NO events, parties, or large gatherings
- If evidence of partying is found at this property, guests will be subject to a $500 post-stay fine
- Nevada City's quiet Hours are from 10:00 PM to 7:00 AM and are strictly enforced by the Nevada County Sheriff's Department. Our neighbors are mostly friendly seniors whom we love and respect.
- Any guests above 24 will be charged a penalty of $100 per person per night. Please include infants and children. We reserve the right to terminate your stay without refund if you exceed the maximum occupancy (24 guests)
- Must be at least 25 years old to book
- Up to two pets are allowed at this property, but you must enter them in your reservation. Please note that a $150 per-pet fee applies for the entire duration of your stay. If you didn't pay the pet fee during the reservation, you will be asked to pay during your stay.
- Photo ID may be required upon check-in
- Due to high fire hazards, the use of the outdoor wood-burning fire pit is not allowed between May and October. This is subject to change per local county regulations. Please check with the host if you have any questions.
- Please do not move the furniture and decorations. It reduces the life of furniture significantly. Thank you for your
understanding.

Other things to note
- If you are traveling in the area during winter, BE PREPARED for potential snowy conditions. California Highway Patrol may require chains and/or 4-wheel drive with snow tires during winter and spring months. The guest fully understands and accepts responsibility for vehicular preparation for winter conditions.
- If you need to check in early or check out late, we suggest booking an additional night on your stay's front or back end. This will allow you to check in as early or check out as late as you need to accommodate your travel plans! Or contact the host at least 48 hours in advance to see a possible.
- Your safety matters. There are multiple EXTERNAL ONLY security cameras on the premises. These cameras face certain entrance points of the home. They do not look into any interior spaces
- If you believe there is any chance you might not be able to make your trip, Travel Insurance should always be considered, unless you have other protections in place. As hosts, we do not provide travel insurance and, unfortunately, cannot protect your travel plans from unexpected circumstances.

Damage waiver: The total cost of your reservation for this Property includes a damage waiver fee, which covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host before checking out.

Nevada City Chamber of Commerce and Nevada City Firehouse No. 2 are local landmarks, and some of the area's activities can be experienced at Scotts Flat Lake and Ol' Republic Brewery.
