This 3-story, 3BR/2BA duplex sleeps 8 w/ 2 parking spots (3rd bedroom is open loft w/ensuite bath). NO PETS. Features new furniture, stocked gourmet kitchen, luxury linens, remodeled bathroom w/heated floor, laundry room, ski storage, Wifi, Smart TVs, balcony w/ BBQ. Unit is adjacent to Kingsbury grade. 4WD/AWD or chains req'd in winter.
The space
NEIGHBORHOOD RULES:
-This rental is located in a residential neighborhood. Loud parties and disruptive behavior are not tolerated. This neighborhood is monitored by a 24/7 call service.
-Quiet hours are 10pm-10am.
-Two(2) car maximum allowed.
-Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited.
-During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to access this Unit.

DOUGLAS COUNTY ORDINANCES (violations subject to $2000 fine):
-This unit is allowed a maximum occupancy of (8) people, including infants and children. Monitored/enforced 24/7.
-Minimum age to rent is 25. ID must be provided to host.
-Nightly rate includes Douglas County's 14% occupancy tax in addition to $5 per night lodging fee.

HOME FEATURES:
*Please note this home is adjacent to Kingsbury Grade, and intermittent street noise is present.
*Guests must be able to climb a graded gravel path + 1 stairway to reach front door
* NO PETS, no exceptions! Although we love animals and know your pet is probably very clean and well-behaved (and possibly even small and hypoallergenic), we do not allow pets in our home under any circumstances.

Guest access
You will enter your Tahoe vacation home via 100% private keyless entry from the covered front porch. This home is not handicap accessible and is not recommended for guests with mobility issues. Guests must be able to climb a short gravel path and one flight of stairs to arrive at the front door. The home is also three stories, so please take the stairs into consideration for elderly and very young guests.
Other things to note
There is a mini split air conditioning unit to cool the main floor and loft bedroom of this home. Portable fans are also provided for lower level bedrooms, which remain cool in the summer.

There is no garage. Free street parking allowed for two vehicles (permits must be displayed).

This home is not baby-proofed, and infant supplies are not provided.

There is no cable TV in the house; there are 4 Smart TVs with Netflix, Amazon Prime, STARZ etc. and live TV available on YouTube TV. Hi-speed Wifi is provided.

Located in Stateline, this vacation home is in the mountains. Heavenly Ski Resort and Heavenly Gondola are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Zephyr Cove Beach and Emerald Bay State Park.
