Accommodations: Charming Acres Farmhouse comfortably sleeps up to 5 guests, with three beautifully appointed bedrooms and two full bathrooms. The spacious master bedroom features a cozy king-sized bed, an en-suite bathroom, and ample closet space. The second bedroom offers a comfortable queen-sized bed, while the third bedroom is equipped with a twin bed, ideal for children or solo travelers.

The open-concept living area is perfect for gathering and socializing. The living room boasts plush seating, a large flat-screen TV, and a charming propane stove to create a warm and inviting atmosphere. Adjacent to the living room is the dining area, with a rustic farmhouse table that seats 4, making it the perfect spot for family meals and game nights.

HOLIDAY PRICING
Thanksgiving, Christmas, and New Year week 4 nights minimum. Memorial Day and Labor Day weekend 3 night minimum.

PLEASE NOTE: We do not accommodate check-outs on Thanksgiving day, Christmas Eve, Christmas day and New Years day . If this information is overlooked before booking, we will ask you to please cancel on your end as this is notated in our listing.

PET POLICY
We do allow dogs for a 100 dollar non-refundable fee. 2 dogs max. No furry friends on any furniture and they can not be left inside alone.

EXTRA GUESTS:
Guest count must be the same as on the reservation. This will help us ensure there are enough towels and accommodations for each guest.

ITEMS LEFT BEHIND
We charge a $20 handling fee, plus the postage and any other costs involved in getting the item/s returned to you. You are welcome to contact us directly to coordinate personal retrieval if an item is found upon checkout.

We do provide a propane barbecue located on the deck. Please be sure to wipe it down after use.
NOTE; The creek is seasonal and you do not have access to the creek for saftey purposes. The is a fence up along side the fence and guests are not permitted to go over the fence.

Wildlife: Please keep in mind you are in the Sierras and with that comes animials in their natural habitat. This includes but not limited to spiders, mosquitos, flies, snakes and possibly tarantulas.

**Pet Policy: We are happy to welcome pets to our property! We understand that pets are part of the family, and we want to make sure that both you and your pet have an enjoyable stay. Please review the following guidelines to ensure a safe and comfortable experience for all guests:
1. Leash requirement; Pets must be kept on a leash when outside or in shared spaces, including yards and walking areas.
2. Clean-up: Pet owners are responsible for cleaning up after their pets. We ask that you dispose of pet waste properly throughout your stay.
3. $100 pet fee is non-refundable. We do not allow pets on the furniture (couch, beds, etc.).
Property Insurance Disclosure
To ensure a safe and worry-free stay, this property is covered by Safely Insurance. This provides coverage for accidental damage to the property during your stay.

A mandatory insurance fee of $10 per day will be added to your booking total. This fee protects you and the property, offering peace of mind while you enjoy your stay.
