With an oversized living room, comfy bedrooms, a lush zen garden w/jetted hot tub, our home offers a serenity that's hard to find in the middle of the city. Our classic Victorian home is quintessential San Francisco. The house is located on famous Clement Street, which is known for some of the best cuisine in the entire city. It is also in close proximity to world-class attractions such as Golden Gate Park, Golden Gate Bridge, Fisherman's Wharf and Union Square.

The main level of the home opens out to an oversized living room, large dining room and open kitchen with stainless steel appliances. There are multiple seating options throughout, including a large dining room table that's ideal for that perfect group meal.

Three spacious bedrooms are located on the main level. The two primary bedrooms have direct access to the large deck overlooking our tranquil garden. These two bedrooms feature Queen sized beds, while the third bedroom has a comfy Full-size. The bathrooms on this level both feature large glass-enclosed showers that were recently renovated, along with seat-warming toilets for those chilly SF mornings!

Upstairs, the second level is a light-filled loft containing a twin sleeper sofa. It's the ideal space to entertain the entire group and features a piano, library, large flat screen TV, sitting area, and dedicated workspace. Unique and bright, the loft is bathed in light from the many skylights above. This level also features a third bathroom, complete with glass-enclosed shower.

The sleek lower unit has two additional bedrooms with Queen beds, a private bathroom, spacious living room with open kitchen, and direct access to the backyard. It has a separate front entrance and is the ideal space to house any additional guests who are looking for a bit more privacy.

The tranquil garden really steals the show at this property. The lush landscaping is the perfect companion to the surrounding nature of the Bay Area, offering peaceful tranquility after a day out in the bustling city. Relax and unwind is our jetted tub, while sipping wine overlooking the night sky. Or enjoy that perfect al fresco meal sitting under the canopy of our outdoor dining area. A grill is also provided, if you choose to cook outdoors.

You’re renting the entire house. Please be advised there is a downstairs apartment with a long-term tenant. The tenant accesses the apartment through the garage, where the laundry is located.

Our property is professionally managed by a full service vacation rental agency, so your trip will be worry-free from beginning to end. We will take care of everything from hosted check-in to departure, and will be available for anything you need along the way. We are also available to handle any special or a-la-carte requests, including pre-arrival grocery shopping and arrangement of transportation and/or tours.

CITY REGULATIONS & RENTAL RULES
(we don't make the rules, but we do follow them!)

**No parties or large social gatherings of any kind are permitted at this location!**
Neighbors have been notified that this property is a vacation rental and are encouraged to call a hotline to dispatch authorities to investigate any disturbances. If the city issues a violation, guest will be responsible for payment of any fine(s) and may be evicted with no refund. The house is equipped with outdoor cameras and noise decibel monitoring which alerts the host in real time if noise levels become excessive.

- Minimum age for primary renting guest is 25.
- Daytime occupancy is 11 people.
- Overnight occupancy is 7 people.
- Maximum of 2 vehicles allowed.
- The City imposes a strict noise ordinance for vacation rentals. No music is allowed outside at any time, including music coming from inside that can be heard at the property line, and no noise at all is allowed outside after 10pm.

ARRIVAL/DEPARTURE
- Check-in time is 4PM, and check-out is promptly by 11AM.
- Late check-outs without prior approval with incur a $250 fee, as we need time to get the house ready for the next guest.

PETS
- Pets are not allowed at this property. Any signs of pets on the property will incur an additional $500 fee and will be cause for eviction.

NO SMOKING
- We have a no smoking policy. Any signs of smoking in the house will incur an additional $250 fee.

CLEANING
Final cleaning after your checkout is included in your reservation quote. For stays longer than 6 weeks, guests will be responsible for the cost of a mid-stay clean every 30 days. Funds for mid-stay cleanings will be collected from guest as they occur.

INSURANCE FEE for Vrbo & Direct Bookings (does not apply to Airbnb bookings)
Guest is responsible for the service fee below, depending on length of stay:
● $99: 1-29 nights
● $450: 30-59 nights
● $150: each additional 30-night block
