Relax with friends or the whole family in the Catskills Waterfall Retreat, away from it all yet 1 mile to town. Enjoy 3 floors of nicely furnished indoors space or take in the mountain views outdoors in the hot tub on this 10 acre property with a wrap around deck, pond, stream and 15 foot waterfall tucked away in a hidden gorge. Close to the restaurants and cafes in Roxbury and Margaretville, skiing at 4 different mountains, farm stands, hiking and everything else the Catskills has to offer!

The space
Enter the house via the large mudroom where you can leave your coats, shoes, sled and ski stuff. The house is stocked with cooking essentials, Smeg toaster and kettle and a few supplies for smores, waffles Nespresso coffee and tea station. We also have high end mattresses, pillows, towels and linens, basic toiletries, games, puzzles, books and toys for all ages. We have everything you need for an adult trip away or weekend with the little ones (high chair, booster seat, kids plates and cups, outlet covers, a baby bath, Bjorn bouncer, baby play mat, set of bumper bed guards, step stool and a crib.)

Sleeping
1st floor - 1 King bedroom with ensuite bath and 1 queen bedroom tucked into one corner of the house away from living area

2nd floor - Master Suite with large ensuite bathroom, kitchenette and a connecting room without windows with a desk and crib. Second bedroom on the 2nd floor has a queen bed and 2 twins that are stacked on top of each other and can be used as one twin or separated and make 2 beds.

The house is spread out over 3 floors and 3,000+ square feet with the furnished basement, perfect for hosting groups and families. The first floor has a large mudroom with a washer/dryer, a king bedroom with an ensuite bathroom, and a queen bedroom on one end of the house. The opposite side of the first floor has a large living room /dining room with a connected screen porch. The large and fully equipped kitchen connects to the dining room and feature cherry cabinets, a stainless-steel backsplash and modern appliances. The recently renovated basement is an entertainment and play center featuring an 80-inch TV, games and more. The upstairs features a master suite and bathroom with 2 sinks and shower. The bedroom connects to a small kitchenette and a room without windows that has a desk and crib. Just opposite the master suite is a “kids” room with a queen bed, and 2 twins.

For those working from home there is very fast internet (fiber optic 200mbps) and two desks in the back bedrooms.

The house is on 10 acres with a pond and a 15 foot waterfall tucked away in a hidden gorge. The waterfall is on the property just a few minutes walk through a wooded area. The amount of water depends on the season. Enjoy the pond, occasional wildlife and the mountain views from the large deck wrap around deck fitted with lounge chairs and a dining table. There is a small play structure with 2 swings and a playhouse near the house. Finally, there is a weber grill to make dinner and a fire pit close to the pond for smores or to just enjoy a fire.
The house feels very private, but you are only 1 mile from the Town of Roxbury and with a great coffee shop, restaurants and small stores. You are 15 minutes from the town of Margaretville with everything you need from a large grocery chain, restaurants, a CVS to boutique stores. You are close to 4 ski resorts (Plattekill 15 min, Belleayre 25, Windham 30, Hunter 35) There is bowling alley, a distillery with award-winning local Vodka, a town playground, hiking and exploring all at your doorsteps. Check out all the Catskills have to offer right in the center of it all.

Welcome to the Catskills. Guests should be comfortable with homes in nature. You may experience wildlife and insects.

Please do not wear shoes in the house

Please clean the grill after using

There is a large storage room off the basement that should be kept close. Be do not go into that room.

There is a ring security camera that faces the outside driveway and backyard. It is on but does not store recordings. You can turn off the cameras with a light switch
There is a pond on the property. You can see it in the photos. It is about 30 yards from the house. There is also a stream and waterfall tucked back in the woods

The driveway is gravel and dirt. We will have it plowed in the winter but 4 wheel drive is recommended to get up and down the driveway in bad weather. It might snow several inches over night before the plow can get to the driveway. Rainy weather can also make it very muddy.

Liability Waiver:
You understand that use of the hot tub, is at your own risk. You accept full responsibility for any bodily injury arising from hot tub use and hold owner and host harmless. You understand there are potential dangers for pregnant or possibly-pregnant women, children under 12, elderly or people with health conditions. Minors must be carefully supervised. You agree to recover and secure the clips of the hot tub when not in use. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner and host for accidents or claims arising from the use of the hot tub. You agree to make all other guests in your party aware of these rules and acknowledge that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host.

Located in Roxbury, this vacation home is in the mountains. Plattekill Mountain and Stamford Golf Club are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Plattekill State Forest and Bearpen Mountain State Forest.
