Vacation in your own backyard paradise featuring a large heated pool, hot tub, patio lounge, outdoor dining, and grill! Inside you'll find a pool table, arcade game, movie theater lounge, popcorn machine, bar with margarita machine, and a fully equipped kitchen.

THE SPACE:
4 beds, 3 baths, 2 story house. Sleeps up to 14-16 adults (see sleeping spaces description below).

Keurig coffee pot, tea kettle, blender, toasters, silverware, nonstick pots and pans, coffee cups, drinking glasses, wine glasses, bottle opener, wine opener, plates & bowls, knife set, and much more!

Rectangle wooden table (seating for 6) with baby highchair.

-Game Room
Pool table with 6 pool sticks. Mortal Combat arcade!

-Living Room
60" smart TV, full size sleeper sofa, couch, and extra throw blankets.

-Movie Theater Lounge
80" TV, surround sound, popcorn machine (popcorn provided), and candy! One sleeper sofa and two futons, all of which can be converted to sleeping space. *New furniture has been installed since photos were taken.

-Bedroom 1: King Bed & Bathroom (Downstairs)
King bed, large closet with hangers, ironing board, and iron. Standing shower, Liz Claiborne bath towels, blow dryer, shampoo, conditioner, and body wash.

-Bedroom 2: King Bed & Bathroom + Private Balcony (Upstairs)
King bed, baby crib, large walk-in closet, dresser, full length mirror, private balcony with lake view, stand alone shower, bathtub, double sink, and 70” TV.

-Bedroom 3: Queen Bed (Upstairs)
Queen bed, pool view, double door closest, full length mirrors.

-Bedroom 4: Two Queen Beds (Upstairs)
Two Queen beds and a double door closet.

-Bathroom Upstairs
Large tub/shower combo, Liz Claiborne bath towels, make-up towels, blow dryer, shampoo, conditioner, and body wash.

THE NEIGHBORHOOD:
Located in beautiful Rockwall overlooking Lake Ray Hubbard. We are a quick drive to The Harbor Rockwall! Enjoy shopping, dining, catch a movie, or just walk around the beautiful grounds and take in the water feature and lighthouse. You can even book a sunset cruise!

Some of our favorite restaurants nearby are Rodeo Goat, Gloria's, and Campisi's!

We are just 20 miles from Dallas, TX.

HOUSE RULES:
- Guests will have access to the whole property except the garage.

-The home has 3 exterior security cameras, one at the front door, one over the garage and another by the pool equipment. NoiseAware is also installed in the home which notifies the owner of extreme noise, this is not a listening or recording device.

- The fireplaces are inoperable.

- HEATED POOL FEE Additional cost of $150 fee for the pool or $ 50 for the Spa only per day. The cost will be calculated based on the number of days you book. This option allows me to heat the entire pool + the hot tub.

- POOL/HOT TUB Swim at Your Own Risk: No Life Guard on Duty! Our pool equipment is maintained on a regular basis. If something happens or occurs, text us immediately. Do not touch pool equipment for ANY reason. You will be charged for the damage and service charges for tampering with equipment; the minimum fine is $1000.

- FREEZING WEATHER: The pool/spa heater cannot be used when the weather is 40 degrees or below. Guests are required to drip all faucets, shower/tubs, and open cabinets during freezing temperatures.

- CHECK IN & CHECK OUT Check-in is after 4 pm, check-out is before 10 am. Guests who remain past the 10 am checkout time without prior agreement agree to pay a late checkout fee of $50 per hour.

- NO PETS are allowed. If pets are present, there will be a $500 fine.

- ADDITIONAL GUESTS All guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price. Any guest that uses the properties amenities is also subject to the additional fee.

- RELEASE/ASSUMPTION OF THE RISK: The homeowner is not responsible for any accidents, injuries or illness that occur while on the premises, pool area, or its facilities. By accepting this reservation, it is agreed that the guests are assuming the risk of any harm arising from their use of the premises.

- FUNCTIONS Parties or other gatherings are strictly prohibited and will result in immediate eviction.

- QUIET TIME Guests must keep noise to a minimum as to not disturb neighbors, especially from 10 pm-7 am and during arrival/departure. Please be respectful of our neighbors.

- SMOKING / DRUGS Absolutely no smoking or drugs are allowed on the premises. Guests who smoke inside (cigarettes and/or marijuana) will be fined an additional $1,000 to remove odors.

- DAMAGE Please let us know of any breaks, spills, stains, etc. Any significant or unsalvageable damage will result in additional replacement fees.

- TOWELS/LINENS makeup, tanning products, dyes, etc. will stain or bleach linens/towels. Please do not use white towels to remove makeup. Unsalvageable linens/bath towels will be charged to the guest.

- TRAVEL INSURANCE we recommend purchasing travel protection for your stay. We understand things come up in life and you may need to cancel. We stand by our cancellation policy noted during your time of booking and will not make exceptions.

Rockwall is home to this vacation home. Plaza Theatre and Ewing Mansion are local landmarks, and some of the area's activities can be experienced at San Martino Winery and Vineyards and Cinemark Rockwall 14. Traveling with kids? Consider NYX Flyboard and Texas Skatium.
