Growing up in Northern VA most of my life, I fell in love with this peaceful area and purchased this newly built home in 2022 and as much as we enjoy this beautiful space we would love to share it with others! As a mother of two toddlers, cleanness of the place is super important to me. Some renovated homes are available in this area, however you cannot hardly find any newly built homes with private water access and pier. From appliances to furniture everything at the home is all newly purchased. I stocked items that are family friendly, so that you will have less stuff to carry for your vacation. In our property, you will find toys kids can play with, books for all ages, board games, start-up toiletries, water toys, wading kiddie pool, high chair, pack N play, and more. The list keeps adding up! You will appreciate the countryside yet modern-ness of this home. The space is perfect for families, couples, or a group of friends.

Swim, float, crabbing (2 crab pots, 1 keeper available for your use) or fish off the private pier. When you need more than you’ve caught and want a seafood party, there are multiple local restaurants nearby (Smith Point Seafood, Little River Seafood, The Crazy Crab, Horn Harbor, Reedville Market, Newsome’s Restaurant and more.) N.N Crab Shack also sell raw and steamed crabs.

Grab a set of kayaks (2 singles) and spend the day exploring on the calm water. Enjoy beautiful views of the river and untouched wild life.

Outdoors facing the river, you can relax in the Adirondacks or in the back porch comfortable outdoor dining chairs with a good read in your lap or just cup of your favorite drink on your hand to just enjoy peaceful scenery. Relax around the fire pit making s’mores and memories while falling in love with stars on a cloudless night.

Play lawn games in our 1.6 acre flat land. Kids will love brand new playground facing the river and you can enjoy a swing on the hammock (stored in laundry room) while watching kids playing outside.

Book a Tee-time and play on a design winning golf course, or take a bike ride along the bi-ways to the free river ferry crossing and back (SunnyBank Ferry – you can take your car as well). Need extra family fun? Compass Entertainment Complex is short drive away for a movie, arcade, mini golf, climbing walls and go-karts.

High speed internet available throughout the home. WiFi/Netflix/streaming while you're not playing outside! We have Smart TVs in the living room (65”) and master bedroom (50”). Sit around with the family to play board games or check out some books for all ages.

Working from home? We have 2 desks and 2 external monitors available.

Have your own personal boat? Dock it at our private pier and utilize the boat ramp down the street at Smith Point Marina ($10 for 1 launch and recovery).

Beach access is short drive away (Vir-Mar Beach, Hughlett's Point), check out Farmers markets on the weekends, treasure hunt and score an antique treasure at the local thrift shops, tour the wineries (Triple V Farms, Jacey Vineyards, Good Luck Cellars), or take a day trip cruise to Tangier Island for an unique experience of Chesapeake Bay.

The kitchen has modern appliances and well equipped with cooking tools for easy meal prep - rice cooker, air fryer, toaster, waffle maker, slow cooker, blender, coffee maker, Keurig coffee maker, microwave, oven, large stock pot, various pots, pans, cookie sheets, muffin tin, bread pans, casserole dishes, wine glasses, mugs, extra plates, bowls, silverware, children dinnerware and more.

Love to grill? How about grilling fresh fish you just caught off our pier? We have a fancy char-broil grill and all the grilling tools.

We also have EV charging via a NEMA 14-50 outlet.

Located in Reedville, this vacation home is in a rural area and on the waterfront. Reedville Fishermen's Museum and Northern Neck Farm Museum are cultural highlights, and some of the area's activities can be experienced at Smith Point Marina and Buzzard's Point Marina. Kayaking, motor boating, and sailing offer great chances to get out on the surrounding water, or you can seek out an adventure with hiking/biking trails nearby.
