---Guest Count---
We love families and groups! However, before booking a large group, you must reach out to us for us to adjust the pricing for your large group.
Sleep count must be honest. If it is discovered that you have not been honest with your count, your reservation may be terminated immediately without refund for unused nights or your deposit withheld.

---NO SMOKING OR VAPING---
Smoking or vaping in this home will result in a $1500 fine. Please do not try to cover with air freshener. I promise we can tell. ;)

---Event Policy---
We welcome families and groups, however we must be respectful of neighbors. No parties with non-booked guests (wedding receptions, etc).

---Parking---
No street parking. The property can fit about 6-8 cars (3 in the garage, 3 in the driveway and 2 on the gravel to the side. Contact us if you expect to have a lot of cars.

This is a completely private house. Private entrance with a keyless lock
Free laundry and wifi.

Please do not book if you intend on hosting a loud party.

We do not allow smoking or vaping in any form in the suites or anywhere on the grounds.

We ask that you be respectful of the house. We will ask you to be financially responsible for intentional damage to linens and furnishings.

No pets or emotional support animals of any kind.
Service dogs are welcome, but you must let us know before you book.

We try to be sensitive to those with chemical allergies and use only green and organic cleaning products.

We can not waive AirBnB fees, so please do not ask us to do so.

If any problems arise, we will do our best to take action ASAP.
We request that you treat our property like visiting your friend`s home. We are not an emotionless hotel, and if you intend to party, be filthy, or otherwise disrespectful, please do not reserve our house.

QUIET HOURS: No loud outdoor events past 10pm and before 8am.

NO ANIMALS: The fine is $300.

NO SMOKING OR VAPING: The fine is $900. If there is any evidence of smoking or vaping, your reservation will be terminated immediately with NO refund, and your account will be charged the $900 fee.

Do not run the heating/AC with the windows open.

RUINED LINENS: Rags are provided in suite for messy jobs. Should you choose to stain our beautiful white linens, you will be asked to cover the cost. We are happy to provide additional rags upon request to help keep our fresh linens white!

NO BACON OR DEEP FRYING: Do not cook bacon or any strong smelling item (fish oil, etc). It is impossible to get the smell out and the next guest does not appreciate it. :)

GUEST COUNT: You MUST let us know your final guest count within 24 hours of your arrival. We can not accommodate late night extra linen requests. Guest count must be honest.

Located in Edgemont, a neighborhood in Provo, this vacation home is in the mountains. Monte L. Bean Life Science Museum and Crandall Historical Printing Museum are cultural highlights, and some of the area's activities can be experienced at Cinemark University Mall and Cinemark Provo 16. Traveling with kids? Consider Provo Beach Resort and Seven Peaks Resort Water Park. Enjoy the area's slopes with cross-country skiing and snowboarding, and don't miss out on the sledding and ice skating.
