1. Mandatory Agreement & ID
Per Florida Statutes Chapter 509, the primary guest must sign our Short-Term Rental Agreement and provide a valid government ID prior to check-in.

2. Check-in & Checkout

Early Check-in / Late Checkout: We offer early arrival and late departure options based on availability for a fee. Please contact us at least 24 hours in advance to request and confirm pricing.

Unauthorized Late Checkout: Our cleaning crews work on a strict schedule. Late departures will be charged $100/hour. Stays exceeding 2 hours past checkout incur a full nightly rate.

3. Property Care: Sunroom, Games & Grill

Game Table: No food or drinks are permitted on the game table. Guests are responsible for the full cost of professional resurfacing if damaged.

Sunroom: Keep all exterior doors/windows closed when the AC is running to prevent system failure.

BBQ Grill: The grill is provided for your use. WE DO NOT PROVIDE PROPANE. To avoid a $50 extra cleaning fee, please brush the grates after use and ensure the propane is turned off.

4. Occupancy & Noise

Quiet Hours: 10:00 PM to Sunrise. No parties or unregistered visitors. Violations result in immediate eviction and a $300 fee.

5. Smoking & Pets

Smoking: 100% Smoke/Vape-free indoors. $599 deep-cleaning fee for violations.

Pets: Prior approval required. $100 per pet (up to 2 weeks). Pets must stay off furniture.

6. Maintenance & Refund Policy

No refunds for temporary failure of non-essential amenities (Wi-Fi, game tables, streaming apps, grill).

No refunds for nature-related encounters (insects/wildlife) or external factors beyond Host control.

7. Checkout Instructions

Set AC to 75 degrees. Lock all doors/windows. Load and start the dishwasher.
8. Spiral Staircase: Children must be supervised by an adult at all times when near or using the spiral staircase. Use is at guest`s own risk
