You are going to need some positive feedback on your VRBO or Homeaway Account if you want to rent this gem. I am looking to keep it nice and this place is not suitable for renter newbies with no track record of taking care of homes they rent.

RESERVATIONS NOT ACCEPTED WITHOUT PRIOR FEEDBACK:
We cannot take reservations from renters with zero, little or poor feedback. New renters are going to need at least five positive feedbacks on their account before being approved to rent this property. Reservations not accepted by persons under 25 years of age. This is just not a party house.

ANIMALS AND SERVICE ANIMALS:
We ask that all potential animals be disclosed prior to booking.
We need the home to be completely animal free, which includes all service animals. This is due to the documented extreme allergies of the owner, which pose a health and safety issue to them and could result in their death. The homeowner will not be able to enter the property without large amounts of dangerous coma-inducing allergy medication if any animals have been there. I hope you understand this ban, as this is an exception to the Airbnb policy as to not discriminate against service animals unless a documented exception is provided.

PROPERTY NOT SUITABLE FOR YOUNG CHILDREN
The property is not suitable for young children as it has stairs that go down from the main level. Even if a stairgate is installed, very small children could still get to the stairs through the stair spindles.

SPEED OF INTERNET CONNECTION:
The ISP internet connection at this property is a fast fiber optic connection from EC Fiber Inc. This should not to be confused with the awful DSL ISP from Consolidated Communications that is often available at other similar properties. This internet connection connection is blazingly fast at over 25 Mbps, which is more than enough bandwidth for watching 40 Netflix movies at the same time , while playing 50 sessions of Call of Duty, with 25 Zoom video connections. If massive amounts of bandwidth are needed by renters, the service can be upgraded on-the-fly to a massive 800 Mbps, for an additional cost of just $80 per month. Bear in mind that 800 Mbps is enough bandwidth to power a whole New York city block's internet needs and may be an gross overkill. The 25 Mbps connection is usually more than enough for anyone, but anyone suffering from bandwidth-envy can go ballistic with it if they really want to.

DANGER OF FIRES WITH ASHES:
Please do not place fireplace ashes in trash or in paper bags. Do not leave the ashes on any (or close to) any wooden objects like decks or firewood stacks. Put ashes in the outside fire pit. Do not become another Vermont house fire victim. Poorly discarded ashes are the number one cause of house fires in the state, so please do not burn this house down.

COFFEE MACHINES:
There is both a Keurig coffee machine and a drip coffee machine.
The Keurig coffee machine takes standard Keurig K cups and there is a good selection of free coffee available, but if you have a specific brand that you like, then you should bring it. The drip coffee machine takes your own coffee, but there should be some filters there for use. There is also a few types of hot tea available and also a big stash of green tea.

SECURITY DEVICES:
There are three external security cameras and an internal fire alarm alert system on the property.

TV ENTERTAINMENT
Streaming services are available via the TV and Roku box using the fast fiber internet connection. The big channels like Netflix, Amazon and Disney+ are all available for free. Other services like HBO are available at their appropriate fees, or free if you use your own account. There is a Blue Ray/ DVD player for any old-school evenings by the fire with some toasted marshmallows

OTHER MATTERS:
- Free hand warmers! There is a box of hand warmers in the hallway, feel free to use!
- The audio system has a bluetooth connector. Hit the pairing button twice to begin pairing to your device.
- There is unlimited free firewood to burn in the beautiful fireplace.
