Floor-by-Floor Description

The First Floor is designed for effortless living and large-scale entertaining. The Primary Suite serves as a private oasis, featuring a king bed, a cozy gas fireplace, a whirlpool tub, and dual walk-in closets. Two additional large guest bedrooms on this level each feature queen beds and share a full bathroom. The heart of the home is the kitchen, fully equipped with stainless steel appliances, dual sinks, an air fryer oven, and two refrigerators (one in the garage). Host memorable meals in the formal dining room, which seats 16, or the great room dining area, which seats an additional 14. Outside, the massive open-air deck and screened porch provide seating for 20, perfect for sunset BBQs on the gas grill.

The Second Floor offers a second Primary Suite with a king bed and private bath. Two more guest bedrooms are connected by a convenient Jack-and-Jill bathroom—one featuring a queen and an extra-long single bed, and the other with two twins and a toddler bed. The seventh bedroom doubles as a massive entertainment hub, featuring three sets of bunk beds, a full-size pool table, electric recliners, and a gaming area.

Guests will enjoy two refreshing outdoor pools, an indoor pool, fitness center, tennis & pickleball courts, basketball court, snack bar, beach shuttles with a mobile tracking app, golf pro shop, and Coastal Kitchen restaurant & pub. Voted in the top 5 golf courses in Delaware by Golf Week and Golf Magazine, Bear Trap Dunes Golf Club features a scenic Rick Jacobson designed golf course set on coastal terrain and abundant sand dunes, providing a traditional golf experience: golf as it once was, golf as it should be.

Amenity Passes are required for use of the community amenities and you will be provided a link prior to arrival to purchase your passes online directly from the Bear Trap HOA. There are no refunds of any kind for passes purchased. To access amenities renters may purchase passes at the prevailing rate established by the association. Passes may be purchased up to the allotted housing limit by accessing the website or purchasing at the Pavilion during normal operating hours. Children under the age of 4 do not require a pass.

LINEN PACKAGE
1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.

STARTER KIT
1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.

CHECK IN & CHECK OUT
Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.

DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.

MISCELLANEOUS

-The maximum occupancy is 19 people.

-There is parking for 4 vehicles.

-This home is pet friendly and will allow one dog for an additional fee of $250.00.

-No smoking, vaping, or events are allowed.

-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

-The property owners we represent do not permit reservations for groups under the age of 25.
