To ensure a safe, clean, and enjoyable experience for all guests, the following house rules must be strictly observed:

General Rules
• Smoking, pets, parties, and loud music are strictly prohibited.
• Any violation will result in additional cleaning fees, damage charges, and/or immediate termination of your stay without refund.

Occupancy & Safety
• Maximum occupancy is 14 adults.
• Top bunk beds are for children only and are not designed to support adult weight.
• All guests must be 25 years or older, unless accompanied by a parent or legal guardian.

Outdoor Use
• Please return all outdoor furniture, chairs, and games to the shed after use.
• Firepit use is at your own risk. It must be fully extinguished with water after each use.
• Guests are fully responsible for any damage or safety issues resulting from improper use.

Fire & Heating
• Use of the indoor fireplace/wood stove is strictly prohibited.

Cleanliness & Care of Property
• Food and drinks are not permitted on carpets, rugs, or furniture.
• Any stains or damage will result in cleaning or replacement charges.
• Shoes must be removed at the front hallway. No footwear is allowed beyond this area.

Quiet Hours
• Quiet hours are from 10:00 PM to 8:00 AM.
• No outdoor gatherings or noise disturbances are permitted during this time.

Maintenance, Utilities & Service Limitations
• Due to the home’s location in the White Mountains of New Hampshire, service response times may be delayed.
• If maintenance issues arise requiring contractors or service providers, repairs may not be immediate.
• Internet service in mountain regions can be unreliable, especially during storms or weather-related events.
• No refunds or credits will be provided for internet outages or service disruptions.
• In the event of a power outage, restoration is dependent on the utility company. We are unable to expedite service or provide alternative accommodations.

Enforcement
• Failure to comply with these house rules will result in immediate cancellation of your reservation and removal from the property without refund.
