This 3600+ square foot duplex is large and spacious! Both units have main areas that consist of a living room, kitchen, a separate dining area, and their own full sized laundry facilities. The patio outside has seating for eight and a Weber Genesis 3 burner BBQ to tackle all of your grilling needs.

The kitchens are outfitted with stainless steel appliances and come stocked with an assortment of oils, spices, and cooking basics. Pots, pans, a knife block, cooking spoons, bone china dishware, flatware, glasses, toaster, coffee maker, and tea kettle are also provided to help in preparing any kind of meal. In addition, coffee (plus filters) and a selection of teas are also provided.

The upstairs unit has 5 bedrooms and 4 bathrooms. The downstairs unit has 3 bedrooms (plus a den) and three bathrooms.

The upper unit's master bedroom is large and has a California King Bed, two closets, and an en-suite bath with a separate shower and tub. A second guest room has a king bed. The other 3 bedrooms upstairs all have queen sized beds and two of them have ensuite bathrooms.

The lower unit's master suite is also large with a king sized bed and en-suite bathroom. The second guest room has a king bed and the third room has a queen bed. There is a den off of the downstairs master that can be used as a bedroom with an air mattress and has it's own closet.

All seven bathrooms were remodeled with all new fixtures.

The bed and bath linens are professionally laundered and are always soft & clean. One double high queen air mattres (along with bed linens) is provided for groups larger than 16 or upon request.

1. Are there two units? Are they connected?
Yes, these are two separate units. There is an upstairs unit and a downstairs unit, but they are NOT connected. So if you would like to go from one to the other, you will have to walk outside and go up the exterior staircase to do so.

2. Is this listing for both units?
Yes, this listing is for both units, i.e. the whole duplex. We have separate listings if you would like to only rent one of the units.

3. What is included in terms of linens?
We provide bedding for all the stationary beds (and air mattresses if needed). Bedding will include: fitted sheet, flat sheet, duvet & cover, and four pillows with pillow cases. For towels, we provide 32 bath towels, 32 hand towels, 16 wash cloths, and 16 beach towels.

4. Is there a BBQ?
Yes! There is a grill on the front patio along with a dining table with seating for 8.

5. How far is the beach?
The beach is less than 400 feet away from the property. Although you can't see it on a map, there is a pathway in front of the property to get to the sand.

6. How much parking is included?
There are 3 enclosed garage spots. One of them is a tandem spot (so one car parks behind the other) and that is for a smaller SUV or midsize car. Additionally, there is an outdoor spot on the side of the garage which brings total parking spaces to 4. There is street parking all around the area and that does not require a permit of any sort.

7. Are there any beach items included with the property?
Yes, we provide beach chairs, beach towels, and umbrellas. We also have small beach toys for little ones.

8. Do you provide bikes?
No, but there are plenty of rental places nearby and some will even deliver the bikes to you.

9. Do you have baby items like pack and plays?
No, we do not provide baby items because we do not have the ability to sanitize the items after each guest. There are rental companies in the area that specialize in providing baby items (and have the sanitization facilities) while on vacation and they can deliver the items as well as pick them up.

Balboa Peninsula, a neighborhood in Newport Beach, is home to this vacation home. The area's natural beauty can be seen at Huntington State Beach and Huntington Beach Beaches, while Orange County Fair and Events Center and Segerstrom Center for the Arts are popular area attractions. Anaheim Convention Center and Balboa Fun Zone are also worth visiting.
