WHAT WE LOVE ABOUT THIS PROPERTY:

Totally private treehouse on 15 acres with a 5-minute drive to (oozing with charm and outdoor recreation) Mountain View, Arkansas. It is perched high atop a ridge with front porch it deserves. The master bath has a modern soaker bathtub alongside a picture window + walk-in shower with stone features.

PROPERTY LOCATION and ACCESSIBILITY:

Last 1/4 mile to the treehouse is a gravel road that MOST vehicles should be able to make. Lower vehicles not recommended. 5 minutes North is the historic town square of Mtn View for live folk music, restaurants, shopping and medical. Further north a bit is trout fishing on White River, Blanchard Spring Caverns and The Ozark Folk Center State Park. 25 minute drive south to Greer's Ferry Lake for pontooning, swimming and deeper warmer water fishing.
Other area attractions include North Sylamore Creek hiking trail , Loco Ropes Course (tree top adventures), Arkansas Craft School, and more! It's an area rich in culture and events.
PETS

Max 2. We love dogs! And they are welcome here for an additional fee of $65 for up to 2 dogs - a flat fee for the duration of your stay.
*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! We kindly require you to send us a message to let us know your pup(s) will be accompanying you during your stay. See further rules in the rental agreement. For example: pets are not allowed on furniture but we provide doggy sheets if it's difficult to keep them off - like ours!
RENTAL AMENITIES and VARIANCES:
~ Ideal property for 2-4 people: king on main level and full bed in open loft area (must be agile for the pictured stairs.

~ full bath on main level with door: soaker tub + walk-in shower.

~ TV main living area - streaming smart TV - with logins you provide or free apps avail.

~wifi runs about 25Mpbs down / 1 up. (uploading media from here will throttle your speeds)

~about 1 bar service on ATT&T and Verizon

~ Stocked kitchenette (see pics – no stove!), coffee maker, microwave, toaster oven, ice maker, hot plate, cookware, dishes, and utensils - no dishwasher, no ice maker, but trays provided

~ Porch with seating for 4.

~ bonfire area with wood provided (for near future. When it runs out, available for a fee)

~Gas grill (and tools )

~ No washer or Dryer.

~ New in 2024 mini-split for ample heating and cooling

~ Self check-in available 24 hours via keyless entry / keypad code

SUPPLIES INCLUDED:

~ All bed, bath, and kitchen linens for number of people contracted. Body, hand, + dish soap, trash bags, basic cleaning products + tools, and toilet paper.

~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee + filters, sugar, salt + pepper, and cooking oil: standard. Other guests leave addl spices not guaranteed.

~ BYO toiletries such as shampoo, toothpaste, etc.
ABOUT US, THE BOOKING PROCESS AND FEES:

~ We are Ozark Mountain Stays LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties.

~ All properties are self check-in – with key code – after 4pm. Check out is 11am.

~ Taxes and clean/supply fees are always required as is a processing fee that varies depending who you are booking through.

~ We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservations good for 12 months.
1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID-related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.

5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.
PENALTIES:

15% anytime = 15% down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
