WHAT WE LOVE ABOUT THIS PROPERTY:

This like-new darling cottage is on a private wooded lot almost half way between the region's major draws;  Mountain View and Heber Springs .  It is handsomely furnished and has just about everything you need to come on in and get cozy. The star gazing here is incredible.
PROPERTY LOCATION and ACCESSIBILITY:

The last 5 minutes to cottage is easy gravel road that most vehicles should be able to make. A quick 15 minutes north is the historic town square of Mtn View for live folk music, restaurants and shopping.  Further north a bit is trout fishing on White River, Blanchard Spring Caverns and The Ozark Folk Center State Park.  A 25 minute drive south to Greer's Ferry Lake for pontooning, swimming and deeper warmer water fishing.  
Other area attractions include Sylamore Creek hiking trail, Arkansas Craft School, and more!  It's an area rich in culture and events.
PETS:

Max 3. We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay.

~ Please be advised there is a dog kennel in nearby neighbors' acreage - not in sight. At certain times a day (like feeding) they bark up a storm. It is a temporary event.

~ TV main living area - Roku streaming smart TV - with logins you provide or free apps avail.

~ Gas log stove (for the relaxing ambience of the living room area on chilly evenings)

SUPPLIES INCLUDED:

~ All bed, bath, and kitchen linens for number of people contracted. Body, hand, + dish soap, trash bags, basic cleaning products + tools, and toilet paper.

~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee + filters, sugar, laundry pods, dishwasher pods, salt + pepper, and cooking oil.

~ BYO toiletries such as shampoo, toothpaste, etc.

ABOUT US, THE BOOKING PROCESS AND FEES:

~ We are Ozark Mountain Stays LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties.

~ All properties are self check-in – with key code – after 4pm. Check out is 11am.

~ Taxes and clean/supply fees are always required as is a processing fee that varies depending who you are booking through.

~ We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservations good for 12 months.
1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.

3. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.
HOT TUB RULES – for guests that have paid for access. Entry not allowed without prior communication from management via combo lock.

We hope you enjoy your hot tub experience. We have photo documented that it is ready with industry standards for your enjoyment prior to your arrival.

Occupants use such hot tub at your own risk and HEREBY AGREE TO ACCEPT AND ASSUME ANY AND ALL RISKS OF INJURY, DEATH OR PROPERTY DAMAGE RESULTING FROM USE OF THE HOT TUB.

~Please shower before entering the hot tub

~replace the hot tub cover upon exiting

~Please do not consume food or beverages inside or around the hot tub

~Glass is forbidden

~The hot tub is not suitable for pregnant women, children under 12 years of age, intoxicated persons, or persons with certain heart or health conditions. If you have any questions about use of a hot tub, consult your physician

~Do not add anything to the water including foaming bubbles, chemicals, soaps, bath oils, etc. If these items are used in the hot tubs, an additional cleaning fee will be assessed

~Absolutely no shoes or clothing aside from swimwear are to be worn in the hot tub

~Absolutely no pets are allowed in hot tub

~Please call or text management of equipment failure or water problems

We reserve the right to charge additional fees if hot tub is not left in the condition it was received at arrival
CANCELLATION PENALTIES:

15% anytime = 15% down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.

Mountain View is home to this cabin. Loco Ropes! and Devils Fork Recreation Area are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore White River and Ozark Folk Center State Park.
