There is no question that this is the place to be. Spoil yourself just a little and make your Florida vacation one to cherish. With newly updated decor, linens, appliances, flooring and always sure to please this will be a family vacation to keep close to your heart. With the installation of a new Ice machine in the condo, you won't have to purchase it elsewhere.

Our two bedroom, beachfront condo is located on the 3rd floor of one of the most desirable buildings on the gulf, Tops'l Beach Manor. This property backs up to the Sandestin Resort. This Condo has been completely updated and you will find it has many of the qualities of a custom home. It sleeps 8.

As you enter the living area, you are drawn to the amazing view ahead of the famous Emerald Coast. Now you know you have arrived. The living area features a unique view of the Gulf. The sofa is a queen size sleeper for additional accommodations.

The kitchen features lovely cabinetry, lighting, new appliances including a stand alone Ice Machine for your convenience.

The master bedroom also faces the ocean and has the same panoramic view with an entire wall of windows and balcony access. It features a king-sized bed and tastefully appointed furnishings. The Master bath has custom tile work on the shower/tub enclosure and a new custom vanity with granite counter top. The 2nd Bedroom features 2 bunk beds (sleeps 4) and a separate bathroom.

Tops'l Resort has long been noted as a great resort along the Emerald Coast. Tops'l is much less crowded than other nearby locations on the beach. The area highlights include 4 world-class golf courses. A world of activities are available and you will be able to experience them all while staying at Tops'l Beach Manor

The Village at Baytowne Wharf is not to be missed within Sandestin Resort on the North side of Hwy 98. 'It's like New Orleans & Seaside Community all rolled into one place'. They've built New Orleans architecture, with cobblestone streets - pathways - alley's - & gas lights. There's music & food everywhere, specialty shops, candy maker shop, the village bakery, & the entire place is just dripping with atmosphere. There's something for every member of the family. Music on the green is the fare during most in-season & many other nights of the year.

1. The National Weather Service order mandatory evacuations in a 'Tropical Storm/Hurricane Warning area' and / or

2. A mandatory evacuation order has been given for the Tropical Storm / Hurricane Warning area of residence of a vacationing guest.

THE DAY THAT THE NATIONAL WEATHER SERVICE ORDERS A MANDATORY EVACUATION ORDER in a “Tropical Storm / Hurricane Warning,” area, we will refund:

1. Any unused portion of rent from a guest currently registered.

2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted: and

3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period
