The best of North Tahoe! Our home is a lovely centrally located retreat in a quiet family neighborhood. 3 bed/2.5 baths, and a garage. Perfect for a holiday or anytime getaway! Kings Beach is at the top of the lake and perfectly situated to enjoy all of the North Shore. Perfect for a small family or two couples. *Note* This is our home, and we are choosey about who can stay. We will evaluate each request based on you meeting the size and respectfulness requirements and on your prior reviews.

This is our home and it is more like a home share than a rental. We evaluate each request, please read to the end of the description to get the key phrase to include in your request as acknowledgement you read it all. We will not be present on the property, though, when you are. We often travel which allows us to share it with Airbnb guests who will treat it as our home. We want to be clear this is NOT a full-time rental and we will be approving all guests when requested. It is a "modern cabin" that has many personal touches of our personality. It is warm and comfortable and has many kitchen appliances and favorite dinnerware and glasses. We also have games and books and seasonal outside gear to use such as sleds and snow shoes during snow season and beach chairs/umbrellas for lake season. Washer/Dryer present. Our home is perfect for a couple, two couples, small families, etc. Six people are our maximum to stay. Winter snow plow service is included. (one plow every 24 hours when it snows at least 6 inches, there will still be some snow to shovel under the deck and on the stairs). The county does not allow any streetside parking from November 1 thru April 30 annually, for snow removal.

Our home and bed situations are as follows:

Upstairs - Living room, kitchen and dining area, and Main bedroom with its own full bath. Separate half bath upstairs also.
Living/kitchen/dining areas are open-concept.
Main bedroom has a queen-size bed. it is a firm Tempurpedic mattress. Upon first laying on it, quite firm, then self-molding.
Main bathroom has a soaker tub and a separate shower. Two sinks.

Downstairs - Two bedrooms and a full bath and washer/dryer.

You have access to the whole house. In the winter, snowshoes and sleds are available for guest use. Also, in the summer, we have beach chairs, coolers, umbrellas and a shade tent available for guests. The Stand Up paddle boards/ bikes / skies are not available for use.

Our neighborhood is mostly residential homes and about half a mile off 267 highway on the north side of Kings Beach. 5 min to the lake and convenient grocery/gas/shopping/restaurants, 10 minutes to Northstar, 25 minutes to Alpine/Squaw.

****Note*** ALL requests for rental are reviewed. This is our primary home and we need all requestors to understand that and know they will be sharing our home and will need to respect the property. This is not a party house and best suited for a small family or one or two couples.
If you have no reviews on AirBnB we likely won't be able to accept a reservation - this policy was adopted after a couple of bad experiences. This is our only home and not an investment rental property.

We have internet TV available, including live TV via Hulu, Netflix, Amazon Prime & HBO, Disney +, etc. Also there is a decent DVD collection with DVD player available.

Hot Water - we have a 40 gallon tank water heater. It has come to our attention that some people have never lived or stayed in a home with this kind of system. It means that there are limitations to the amount of hot water over time. Example - you can not do 5 showers lasting 10 minutes in a row. We are just reiterating this so guests understand upfront.

Heat - In the winter, it gets cold. Heating in our home works well, but is not fast, especially downstairs. We endeavor to get the heat going early on the day of your arrival. If you still find the downstairs cold, the heat vents in the living room can be closed to direct more flow downstairs.
Hello and welcome! We want all of our guest to enjoy their stay in our home! Before confirming your reservation, please review the Rules & Policies and Rental Agreement to be sure our property is a good fit for your Tahoe plans.

By proceeding with the reservation and entering the property, Guest(s) and all other persons material to the reservation acknowledge and accept the following Rules & Policies, without exception.

AMENITY LIMITATIONS:
* This is a "Shoes Off" home (i.e., no shoes in the house).
* MAX PARKING for two (2) vehicles in the driveway. The garage has a maximum height limit for one (1) vehicle that is no more than six feet tall.
* There are stairs in this home. The interior stairs are made of stone, and there are no child safety gates.

01. Check-In / Check-Out Policy
Whenever possible, we will be happy to accommodate early check-in and late check-out requests, within reason. In June, July, August, and during Holidays, this may not always be possible, but please do ask. Unauthorized late check-outs will result in a Schedule Interruption Fee of $150 per hour. The cleaning services cleaning team may not enter the property following check-out, with or without your permission, until all guests and all belongings have vacated the property.

02. Maximum Occupancy
The total number of Guests MAY NOT EXCEED FOUR (4) ADULTS AND TWO (2) CHILDREN, FOR A MAXIMUM TOTAL OF SIX (6) PERSONS OF ANY AGE AT ANY TIME. Occupancy limitations are governed by City and County ordinances, as well as Fire Department regulations. Violations of this policy place the Property Owner’s Short Term Rental Permit at risk. Should the maximum occupancy exceed the limitations at any time during your stay, an immediate $1,500 per additional person County Ordinance Penalty Fee will be assessed, your reservation will be immediately terminated, and you will forfeit all fees paid.

03. Pet Policy
REGRETFULLY, THIS PROPERTY IS AN ANIMAL-FREE HOME, AND IS EXEMPT FROM PERMITTING ALL CLASSES OF SERVICE AND SUPPORT ANIMALS DUE TO THE HOMEOWNER'S CHILD WITH SEVERE ALLERGIES. This exemption is filed with the applicable reservation platforms and will be enforced for the legal protection of the Property Owners and Host. Should a violation of this rule occur, the following penalties will be immediately incurred by the Guest(s) and all persons material to the reservation: (1) you will be assessed a per animal remediation fee of $500, (2) your reservation will be immediately terminated, and (3) you will forfeit all fees paid.

04. Maximum Parking
This home allows for a maximum of two (2) vehicles in the driveway. The garage has a maximum height limit for one (1) vehicle that is no more than six feet tall. Street parking is not available in this neighborhood and additionally may not be permitted by local laws. Guest(s) accept full responsibility for vehicle damage, theft, fines, or loss while on or off the property.

YOU CANNOT ACCESS THE SLOPED DRIVEWAY WITHOUT 4WD/AWD AND SNOW TIRES IN THE WINTER MONTHS.

05. No Smoking
Smoking (including vaping) is not allowed anywhere on the property—inside or out. Should a violation of this policy occur, an immediate $500 remediation fee will be assessed, your reservation will be immediately terminated, and you will forfeit all fees paid.

06. Quiet Hours
Quiet hours are between 9 PM and 8 AM. Quiet is defined as the absence of voices, music, and other noises anywhere outside of the residence. The County Ordinance Enforcement Officers and the neighboring community are extremely sensitive to the strict enforcement of this policy. Response to a noise violation report may result in a $1,500 County Ordinance Violation Fee. In addition, should a violation of this policy occur, your reservation will be immediately terminated, and you will forfeit all fees paid.

07. Trash & Recycling
This is bear country. We love and respect them, and everyone must accept responsibility for keeping them alive and the property damage-free. The Lake Tahoe Community is highly sensitive about the responsible disposal of trash and any type of wildlife attractant(s). Local residents routinely report violators to the local Sheriff’s Department, without warning. Bears that enter a residence, garage, or vehicle are subject to euthanasia by the Department of Fish & Game. Please know that it is against State Law to leave any type of trash or wildlife attractant unattended. Therefore, all trash and recycling must always be securely placed inside a locked metal container (e.g., bear box or dumpster). Overflow garbage and recycling must be taken off-site by the Guests and never left in a garage, vehicle, near a door or window, or any other unsecured outdoor location. Guests assume financial responsibility for all violations of the law. Local and State fines for improper storage and/or disposal range between $1,500 and $5,000 per occurrence. In addition, should a violation of this policy occur, your reservation will be immediately terminated, you will forfeit all fees paid, and the Property Owners will be entitled to reimbursement by the Guests for loss of revenue due to revocation of their Short Term Rental Permit.

08. Housekeeping and Check Out Practices
Your cleaning fees cover a standard level of service, including floors and surfaces, linen changes, and laundry processing. Unlike a hotel, this is a personal residence, and as such, the cleaning fee does not accommodate excessive or unanticipated services not typically required for a residential stay. Thank you for caring for this property as if it were your own.

Located in Kings Beach, this vacation home is on a lake. Northstar California Resort and Palisades Tahoe are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Lake Tahoe-Nevada State Park and Sand Harbor. North Shore Parasail and Kings Beach Miniature Golf are also worth visiting.
