Your family will be close to everything when you stay at this centrally-located space, only 5 minutes from Plaza, Westport, and Crossroads. Walking distance to the Nelson lawn. Gilliam park is two blocks away and has playground and splash park. Take the bike lane north to Crossroads Art District and enjoy restaurants, distilleries, and breweries. Take the bike lane south towards Trolley Track Trail - a beautiful scenic bike path through Kansas City’s quaint Brookside neighborhood.
The space
The space is located in historic South Hyde Park. Enjoy panoramic views of the neighborhood from the sunroom turned work/play area. Guests will enjoy a fully stocked kitchen with local coffee provided with each stay. Dining area seats 6, highchair is provided. Each bedroom offers room darkening curtains, sound machines, and extra blankets and pillows. Pack-and-play set up upon request, sheets provided. Cozy up in the living room with new 50 inch 4K ultra TV - or let the kids hangout in the living room while parents enjoy a private TV in master bedroom.

This unit is private with a private entrance, only shared space is backyard and laundry facilities in the basement.
Guest access
This is a duplex. Access is on the south side of the home. Follow stairs up to entrance. There is a large staircase leading to upstairs unit - once upstairs, kitchen, dining, living, and bedrooms are all on same floor. Laundry is in the basement and is accessed at the staircase at the back of the unit.
Other things to note
We love to travel and want to make your stay as comfortable as possible. We also understand the complexity of traveling with kids and/or pets; so, we thoughtfully created a safe, comfortable, and clean space for families to relax in.

Absolutely no parties or gatherings. No smoking in unit or building (violation subject to fine).

Please note - listing can sleep 5 adults, one infant. Floor mattress can be provided upon request to accommodate 6 adults.

Dog Agreement - all dogs must be pre-approved

Based on the criteria below, please make a realistic call as to whether your dog/s are likely to do well at our home. The reality is while most dogs are wonderful, they aren’t necessarily all great houseguests. Nobody knows our dogs like we do ourselves, so glance at your buddy sitting over there by the food dish (or eating the food dish) 😊 … and keep him or her in mind as you read on.

Requirements: Dogs should be…
•At least one year old.
•Spayed or neutered.
•Obedient and calm – on and off leash.
•Free from behavioral problems such as excessive barking or howling, chewing, scratching at/near doors and windows, hyper behavior such as jumping up.
•Non-aggressive toward people and animals. Please do not bring a dog to our property if it has any history of aggression.
•House trained. If your male dog likes to mark outdoors, please steer him away from exterior structures to avoid stains and odors. Fido can sign his name on plenty of trees instead.
•We recommend Flea/Tick prevention to protect your dog (and future guests). We also recommend heartworm preventive.

**Failure to follow rules regarding pets will result in $250 fine + cost of cleaning or replacement of damaged items.**

House Rules:
••No dogs on furniture or in beds.
••Leash dogs while outside to protect neighbors and other dogs. Even the best-trained dog may run to chase an another dog or child.
••Crate your pup/s when they’re alone indoors. You are responsible for bringing the crate.
••Good housekeeping. Wipe off wet/muddy paws. Pick up dog waste, bag/tie and place in one of the covered bins outside or in the garage.
••Report any injuries, damages or complaints to us right away
••Hosts retain the right to require immediate removal of any dog if the animal is being disruptive, causing damage, posing a risk to people or other animals, or for other major violations.

Dog Fees:
$100 per dog per stay, due after your dog/s have been approved. You’ll receive an email requesting payment of any outstanding pet fees. Dog fees are not applied to extra cleaning costs or damage repairs.
