The kitchen is a guest favorite, fully equipped with brand new stainless steel appliances and all the essentials for home-cooked meals. Coffee lovers will be thrilled with the dedicated coffee bar, featuring four brewing options: drip, Keurig, French press, and pour-over. A selection of k-cups, creamer, and sugar is provided with every stay. The kitchen is also stocked with cookware, utensils, dishes, and glassware for your convenience.

The full bathroom is located on the main level and includes a shower/tub combo. Guests are treated to luxury Tommy Bahama bath products—shampoo, conditioner, body wash, and lotion. Each guest will receive one large bath towel, one washcloth, and a dark makeup towel for added convenience.

This protection plan is $30 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $220 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $77/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. *MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.

*PARTIES - All gatherings must be limited to 6, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

*PETS - We do allow allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two pets which is collected once the booking is confirmed and paid in full. Contact us for questions. (Guests are required to pick up after their pet, host provides dog bag stations.) This home has a fully fenced backyard. There is a $500 fine for any unauthorized pets.

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.

*RENTAL AGREEMENT - We require the booking guest to sign a rental agreement outlining all house rules once booking is confirmed.
