Welcome to your Jacksonville Beach Retreat. The sound of the ocean waves crashing on the beach is a gentle reminder of home as you relax in this luxurious apt. Enjoy the beautiful, spacious living room and inviting kitchen that has all of the amenities needed to make cooking, entertaining, or just enjoying coffee a pleasure. Relax on your private balcony or chill out in our private backyard. This home is located near all of Jacksonville Beach's local attractions and shopping.

We will be available when needed during your stay.

Numerous distinctive, local stores offering everything from upmarket clothing to beachwear may be found near the beaches. Several shops are located in south Jax Beach as well as at the Beaches Town Center, which is near the intersection of Neptune Beach and Atlantic Beach.

Guests will have exclusive access to the entire townhome.

Sleeps 8. Full Kitchen (fridge w/freezer, microwave, dishes, silverware, and coffee maker), towels, sheets, etc. Wifi is included with a flat screen TV. Some of the amenities we have include:

★ COVID-19 SANITIZATION ★

Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.

REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through select booking channels. Thank you for your understanding.

● Please follow all posted hot tub rules. Failure to do so may result in additional fees if the hot tub requires draining and refilling after your stay.
● No garage access
● No pets.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● This is a smoke-free property. Smoking of any kind is strictly prohibited inside the home or on the premises. Violation of this policy will result in a $200 fine to cover additional cleaning costs.
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
IMMEDIATELY.
