A recent reunion put it simply: "The pool was the highlight of the house, and everyone from kids to adults had a blast." Add a private bathroom for every bedroom and a kitchen one guest called "the best stocked VRBO that we have ever stayed at," and you have the reason groups keep coming back year after year.

• 5 minutes to Sand Hollow State Park — paddleboarding (2 boards + 4 life vests provided), cliff jumping, sand dunes
• 30–40 minutes to Zion National Park; Bryce is day-trippable
• Minutes to Sand Hollow, Copper Rock, Sky Mountain, and Coral Canyon golf — one 6-year golf group called this "our favorite property from AZ, CA, NV, OR and now UT"
• Neighborhood pickleball courts (paddles provided), clubhouse pools, splash pad and fitness center
• Walmart 5 minutes away for the forgot-its
GOOD TO KNOW BEFORE YOU BOOK
• Pool heating: the pool is open year-round; heating is optional at $125/day. Tell us at least 24 hours before arrival and it will be 85°F when you get here — guests who heat it in the cooler months (October-March) say it's "completely worth it." The slide and waterfall hibernate November–February to protect the pipes; the hot tub is always on and always included.
• Laundry: 3 washers and 3 dryers — nobody goes home with a suitcase of wet swimsuits.
• Parking: 4–8 cars at the house plus overflow parking for trailers and large vehicles a short walk away in the community
• The rules that keep this house 5-star: no smoking or vaping, no pets, shoes off inside, outdoor/pool hours 8 AM–10 PM with neighbor-friendly volume.
