The Space:

This spacious, pet-friendly home is designed for comfort and works well for families and groups looking to relax while staying just minutes from Holiday Valley and Ellicottville Village. Step inside through the mudroom, where ski racks, lockers, and hooks keep gear organized. To the left, the game room serves as a favorite hangout spot with a 65-inch Roku TV, a large sectional, and open space for kids to play. Off the game room, a half bath, extra sink, laundry area, and an additional fridge add convenience for larger groups.
To the right of the mudroom, the kitchen and dining area is fully stocked and ready for group meals. A large island with bar seating, modern appliances, and a Smart TV make it easy to cook and gather. The adjoining living room includes a sectional, a 75-inch Roku TV, and an electric fireplace for a comfortable place to unwind. A separate sitting area with a Roku TV and a sofa bed offers even more space to relax or sleep.
Outside, the hot tub sits out back just off the deck, giving you privacy and year-round enjoyment. The fully fenced backyard makes the home ideal for pets and kids, while the Solo Stove fire pit provides a cozy spot to gather under the stars. The deck also includes a grill for easy outdoor dining.
