Instead of charging a security deposit, RPM Rentals charges a non-refundable damage waiver included in total fees charged on every reservation, that covers up to $3,000 for damage at the property as a results of your acts or omissions. Please see house rules and the rental agreements when you book for outlined details about how the damage waiver works.
Costs of non-refundable damage waiver:
*For Short-Term Stays (1 week or less): $125 per reservation.
* For Mid to Long Term Stays (30+ days): $10/per night or approx $300/per month.

We are locals who work and live here. We are the property manager and happens to live next door, so we are available to respond quickly to emergencies or urgent issues.

A Ring doorbell camera is installed at the front entrance for security purposes and to help ensure compliance with occupancy limits and house rules. The camera monitors exterior areas only. Tampering with or obstructing the device is prohibited.

HOUSE RULES:
● Check In 4:00pm | Check Out 10:00am
● Must be at least 25 years old to rent. Renter should be present at property at all times and responsible for other guest members. Rental agreement must also be signed directly with RPM Rentals. (Door codes not released until rental agreement is signed!)
● No 3rd party bookings. Must be a named person on booking. The name on booking must match the name of person signing rental agreement and name on credit card used for payment.
● No smoking or vaping anywhere inside the house!!
● Strict No-Party Policy: This property is located in a quiet residential neighborhood and is intended for peaceful enjoyment by registered guests only. Parties, events, receptions, unauthorized gatherings, excessive noise, disruptive behavior, or any activity that disturbs neighbors are strictly prohibited. Violation of this policy is grounds for immediate eviction, cancellation of the reservation, removal without refund, and may result in additional charges for damages, excessive cleaning, security responses, fines, or violations imposed by the HOA or local authorities.
- Guests must be at least 25 years of age to book. Guests under 25 staying at the property must be accompanied by a parent or legal guardian for the duration of the reservation. Age must be verification is required to book the property.

- The property shall not be used by more than the number of adults and children listed in your reservation.

- All guests shall abide by the community good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00pm to 8:00am.

- No smoking or vaping of any kind is permitted inside the home or in garage. Extra cleaning fees will be applied for smoking inside the house.

- No commercial photography or filming is permitted on the property. No large gatherings or parties allowed. Any parties will be grounds for immediate cancellation and eviction from the house, and no refund.

- Renter is liable for any damage to the property and/or linen and agrees to accept charges to the card on file should damage occur during occupancy.
