Gas fireplace upstairs, high capacity instant and infinite tankless hot water, Netflix, Amazon Prime, Cable, Xbox One, private movie server (Plex), lots of board games, basketball hoop, tetherball. House is naturally very cool in summer, plus central AC.
Huge master bedroom, California King Sleep-Number bed, with a wet bar, and en suite bathroom with double headed shower, TV, comfy pull out couch with twin mattress and your own private deck.
