New river-front, pet friendly, vacation rental home in Durango on 1 acre with an expansive (10,000 sqft) fully-fenced yard! This may be a new listing, but I have been managing vacation rentals in Durango for over 6 years now, and we have pulled out all the stops for this one! Designed with large groups in mind, the home comfortably (and luxuriously) will accommodate your large group with:

5 spacious bedrooms (3 suited, one with a private deck and it's own kitchenette!).

Plenty of parking on site (free) with a dedicated space to park a trailer and/or RV as well. Lots of wood stocked for those summer nights around the fire listening to the soothing sounds of the Florida River. The large fenced yard is also PERFECT for pets (you're pets deserve a wonderful vacation too!). Maximum of 3 pets, under 45 lbs each, with payment of the applicable pet fee. You must disclose you have a pet when booking, pay the pet fees, and follow all the pet policies if bringing a pet.
We all know how important connectivity is these days, so we have equipped this home with high speed Starlink internet, clocking in at around 300 mbps or more! Stream your favorite movies, TV shows, and more on the 4 different smart TV's! Need to get some work done real quick? No problem! We have a two chair desk set up in the sun room (natural light is great for cognitive thinking) to enhance your productivity. We have also have a mesh network installed to boost wifi connectivity even at the ends of the home.
This home is set along the banks of the Florida River, with mature aspen trees in the front, and a large grassy yard in the back. The Community Pond is also a huge perk for your stay! Enjoy fishing, kayaking and paddle boarding. The shallow sandy beach is great for kids (check the listing photos to see the pond and the beach, also has a fishing dock), or simply relaxing in the sunshine. We provide a paddle board, and a two person Kayak, but feel free to bring your own as well! **Please note that you must have your pond pass on you (provided at check-in) when enjoying the pond. You also have direct access to the Florida river (cold plunge anyone?) for swimming and fishing (swimming and river use is strictly at your own risk. We do not provide life jackets). Backing to open space, the setting is extremely private (although there are some neighboring houses). Fully renovated in 2024, this home combines the best of a large mountain cabin with modern luxury: room for the whole family, and your pets! Owner managed home by a local born and raised Colorado native, managing vacation homes for over 6 years. We would love to host you!

Guest Access:

You have the entire property to yourselves! The full 1 acre (which backs to open land) and the entire 3,000 sqft home. Located only 7 miles from downtown Durango, and a quick drive out to Vallecito Reservoir where you can boat, hike, get lunch, and explore the beauty of the San Juan National Forest and the Weminuche Wilderness! a PRIME location! Mostly paved roads all the way to the property, with about 1/4 mile of county maintained gravel road. Please be aware of the property boundaries (1 acre total) as we do not want to disturb neighbors in any way. This home is also ADA accessible, no stairs to enter, and everything is on one level except for one bedroom in the back.
The Neighborhood:

The neighborhood is like something out of a story book. Large lots, so nice privacy for everyone, the river running through it, well maintained roads, and a community pond stocked with fish and a beach for kayaking, paddle boarding, fishing, or just hanging out!
Getting Around:

This property is located about 7 miles from downtown Durango in the Florida River Valley. Only about 1/4 mile of dirt road (county maintained) and then a nice paved road all the way into town. Also a nice paved road to get out to Vallecito Reservoir and the San Juan National Forest about 15 miles away.

The island across the river is private property. Interaction with Guests:

We live in the area and this is an owner managed home, so we aren't far should you need anything, otherwise you will be left to yourselves! If something isn't absolutely perfect for your stay, we will respond instantly to make it right!

Located in Durango, this vacation home is in a rural area and on the waterfront. Chapman Hill Ice Rink and Ski Area and Hillcrest Golf Club are worth checking out if an activity is on the agenda, while those looking for area attractions can visit Durango and Silverton Narrow Gauge Railroad and The Powerhouse. Traveling with kids? Consider Durango Arts Center and Historic Tram Park. Take an opportunity to explore the area for water adventures such as fishing.
