This unique 35 acre property on the Animas River sits off the road for privacy, yet is super convenient to town and activities. Our neighbors are organic farmers and your cozy 1,000+sf loft apt with outdoor deck sets on top of a beautiful horse barn with 3 sweet equine residents. It is truly an outdoorsman paradise! Walk to the river to fish, swim or kayak or just enjoy the beautiful views with the elk, deer, hawks, owls and other wildlife. Hit the nearby trails on horseback, on foot or on mountain or road bikes. You will be just minutes to golf, the Durango Hot Springs, downtown Durango, and Purgatory Ski Resort. Owners are available via text to make your stay the best, and a caregiver lives nearby.

This bright living space sets above a beautiful horse barn and garage and sleeps 4 comfortably. Use a self check-in key pad and walk upstairs to enter your own private hayloft apt. Your apt is open concept with a full kitchen (gas stove
& oven, refrigerator, dishwasher, microwave, toaster oven, 3 types of coffee makers, plus a starter supply of coffee pods, tea and Swiss Miss), dining area, a private outdoor deck with seating, a comfortable living room with Smart 40" Roku TV, puzzles, wifi, a Serta Perfect Sleeper queen sized bed, and laundry area with stackable washer dryer and laundry essentials. A full bath with tub and shower (stocked with towels, soaps, shampoo, and essentials) connects the open loft to a private bedroom with 2 twin beds, great for kids but sturdy enough for adults. The Smart TV has many apps for guests to sign in under their subscriptions to Netflix, Hulu, and more.

Although the garage is locked and not included in the rental, guests are welcome to use the horse barn for parking or gear storage - just respect our boarding horses. Guests may also enjoy the patio table on the lower patio. Rent kayaks or bring your fishing poles and enjoy the Animas River on the property. In the winter, XC ski or snowshoe along the river. You can just relax, eat in and roam the land, use the firepit in the cool weather (if no fire bans are in place) or take advantage of all the area has to offer.

In snowy months, AWD vehicles are recommended for our driveway and private street, but not usually required, as street and driveway are flat and kept plowed.

Like most Durango homes, this one has no central A/C, but has a powerful attic fan and 2 ceiling fans and a portable fan to move air during the summer evenings. It's best to open windows after sundown to let cool air in and close all windows and blinds first thing in the morning.

If owners are in town, they will be in their own apt and give you all of the privacy you need.

Located in Durango, this vacation home is in a rural area and on the waterfront. Perins Peak State Wildlife Area and Animas River reflect the area's natural beauty and area attractions include Durango and Silverton Narrow Gauge Railroad and James Ranch. Durango Discovery Museum and Historic Tram Park are also worth visiting. Spend some time exploring the area's activities, including golfing.
