And, there is no reschedule for HOLIDAYS (ALL Holidays -- major, minor and religious Holidays)

Pricing is based on occupancy of 6-7 guests -- more guests will incur an additional fee per guest

Please note there is a 4% credit card convenience fee which will be billed as a 2nd charge once you have booked your stay.

SEASONAL PRICING DISCOUNT

Seasonal gives you a 10% discount and means that you rent 3 to 4 months

The City of Dania Beach has a 5 night min stay requirement on Short-Term (vacation) rentals and max occupancy on a Short-Term Rental (less than 6 months) is 10 guests -- This house would comfortably accommodate 8 adult guests and an infant plus a small child (up to age 10)

LONG-TERM RENTAL PRICES:

ANNUAL RENTAL RATES: $11,500 /month w/ 3 months paid in advance and a $10,000 Security Deposit (additional 10% discount does not apply). Annual Tenants pay their own utilities -- Owner pays pool and yard maintenance.

When you rent for 181 nites or more (6 -10 months) -- $12,000 per month w/3 months paid in advance and a $10,000 Security Deposit -- This option allows a Tenant to avoid paying the 13% occupancy Tax

On Extended stays of 10 or more days, we do require a mid-stay cleaning (s)-- and every 3 weeks on a Seasonal, 6 month or Annual rental by our Housekeeping Team.
NOTE we break up the Holiday weeks -- Christmas week checkout is 12/26 -- New Year's week ck in is 12/27

ALL rentals of 181 nights or LESS are subject to 13% occupancy tax

ALL rentals have an application fee of $300

ALL rental have an exit cleaning fee -- the min is $550 and if you have more than 6 guests, the EXIT cleaning fee will be based on length of stay and # of people

Intermidiary cleaning is required by owners on stays of 10 days or longer (one mid-stay cleaning on stays of one month)

Cleaning every 3 weeks on stays longer than 1 month -- by our Housekeeping Team -- and you pay them directly

REFUNDABLE DAMAGES DEPOSIT or SECURITY DEPOSIT is based on length of stay (2 months or less $2,000)

if you are bringing one to two dogs, there is a non-refundable dog fee of a minimum of $350 per animal and max of $500 per animal (based on weight)
