All the amenities that you are looking for in a kitchen are here. The breakfast bar swings out to invite diners and encourage helpers in meal prep. So invite everyone to help, there is plenty of room. All the major appliances plus all the plates, cups, and utensils you need to make sure everyone has got a full belly before you head outside. *Please keep glassware on the deck and away from the pool area*

OPEN-PLAN LIVING AND DINING
The open-plan living area with cathedral ceilings makes the wood-paneled interior feel full of warm light as you walk through. The sectional leather sofa wraps around a fireplace and TV for nights in with movies or when there is a game on you just can’t miss. The dining area seats 8…but why would you dine inside when that amazing view is just outside on the deck.

DRINK IN THE VIEW AT BELLA VISTA
You won’t get a better view when dining anywhere in Concan. So pull up a bench around the table or spend some time in our rockers to take it all in. Its just a few steps down to the BBQ.

BBQ, smoker, and outdoor fireplace
This smoker and BBQ pit means that you don't have to compromise on your brisket, and you can BBQ the chicken at the same time. The outdoor fireplace means that you can enjoy a fire while the kids are in the pool or there is a sunset volleyball stand-off at sunset.

SKY BLUE POOL + NEW IN 2024 HOT TUB
Jumping into the pool is just what you need after the long drive out to Concan. Or, if you’re not a splasher, get comfy with a good book on a sun lounger. NEW - We just added a hot tub to the property so lingering late under the stars is that much more inviting. **There is no fence around the pool so please keep an eye on children when outside.**

BUMP, SET, SPIKE AT BELLA VISTA
It just isn’t summer without a family and friends volleyball tournament. Dig deep and make sure that someone has a camera to catch that AMAZING spike with the sun setting in the background. Think of it as your private beach. Building sandcastles and setting up the loungers in the sand as the sun goes down is a great way to watch the stars come out.

Absolutely NO PETS. ZERO EXCEPTIONS.

We have smoking areas, exterior to the home, that will keep fire risk low, please use those if needed.

The renter must be at least 25 years of age and sign the rental agreement before confirming your rental.

We will ask for your phone number and email address before arrival as well. We will NEVER use this information for marketing purposes without your expressed permission. This is simply so that we can reach you during your stay. Cell phone service is spotty and we can't count on the platform you have booked through to ensure great communication during your stay. If you have any questions about this policy, please feel free to contact us through the platform regarding this request.

CHECK-IN IS LOCATED NEAR ANDY'S ON RIVER ROAD!
This home is managed by Concan VIP Property Management, LLC. Our office is the little white building around the back.

The guest who made the reservation will be required to check in and provide a current driver's license and 2 credit cards to have on file plus sign the VIP Rental Agreement. Please keep in mind that even if booked through VRBO you still will have to provide a copy of D/L, 2 CREDIT CARDS, and sign VIP Rental Agreement. This rental agreement includes asking for contact information during your stay (email and phone number). This information will never be used for marketing purposes without your expressed permission. Located in Concan, this vacation home is in a rural area and in the mountains. Concan Golf Course and Country Club and Frio Valley Ranch Golf Club are worth checking out if an activity is on the agenda, while those wishing to experience the area's natural beauty can explore Garner State Park and Frio River. Be sure to check out the area's animals with activities such as game walks and birdwatching.
