This exquisite Beach House Villa boasts 3200 square feet of living space. The custom designed living area, dining room and kitchen all overlook the ocean and the kitchen is fully equipped for all yours or our chef's cooking needs. Three bedrooms upstairs include, The Master Suite offering 1 King bed, a dedicated work space with desk, chair and a balcony with a fantastic ocean view. The second Master has 1 Queen bed with balcony, a dedicated work space with desk and ocean view balcony. The third bedroom is great for kids with 2 Twin beds (or twin bed trundle option to sleep 3 children small available) and the large first floor den, with a queen sleep sofa (not recommended for adults) has a dedicated work space. You'll look forward to relaxing after a day on the beach. The upstairs bedrooms have their own en-suite, full bathroom and a there is a 4th full bathroom in the den on the first floor. Each room has a 55" flat smart screen television with cable and a sports package is available on the Living Room Tv. Secure high speed internet and phone service are included.

Set on the western end of Paradise Island, no roads lead to On Beach Time. Located @Beach House Villas, an exclusive 5 home subdivision with direct ocean and harbour access, in walking distance to the Reef at Atlantis (by beach) you'll only be a 10-minute boat ride from the Villas private dock to just about anywhere along the Nassau Harbour! Please note, we are not affiliated with Atlantis.

Since no roads lead to On Beach Time at Beach House Villas, your stay includes a private boat captain for local harbour transport (to and from the villa, restaurants, or vehicle pick up points).
*Boat transport service is included 8am-10pm/ 7 days a week *Inquire for after hours* Transports are most often pre-scheduled around your personal itinerary, with help from our travel team. Last minute transport requests are available (1-2hrs).Atlantis marina, or other private marinas may require a landing fee for pick up/drop off, fees will vary.

Beach House Villas has daily (weekday) groundskeepers on site.

*Internet/cable are sometimes intermittent as we are on an island. If it goes down...Most of the time it comes back on within an hour or so. Apple tv/Netflix and other app access use requires your account and password.
*Look out for news about our expansion and remodel end of summer 2026!! Expanded pool lounge area, separate cottage house with ground level indoor outdoor living and a 4th bedroom suite upstairs with balcony.
*The property to the west of Beach House Villas is under construction (May 2025 and expected through Winter 2025-early 2026). Noise is possible. When they complete construction on the east side (expected December 2025, according to Royal Beach Club published information) Noise from music, operations, and the unknown is always possible. No refunds will be provided due to neighboring construction, music or anything unknown on adjacent properties.

By reserving this vacation rental Guest acknowledges and agrees to the following:

1) On Beach Time requires Guest ID verification for all guests over 18 years of age, a signed short term agreement (name/dob all guests) with pool waiver, and a credit card/Id to match security deposit hold authorization ($5,000.00) and e-signature within 48 hours of booking and for access to the property.

2) Bookings within 48 hours of arrival require prep time; this means check in time may be after our standard 4pm check in time. **no credits or refunds will be given**

3) Outdoor security cameras are present on the exterior of the home. Security cameras may not be covered or tampered with.

4) 6 guest max-No pets-No unregistered guests

5) Events hosted, or Commercial Filming/Photography without owner knowledge and written authorization will result in immediate termination of stay and loss of deposit. Events include but are not limited to Bridal/Wedding Showers, Birthday or Engagement parties, Corporate retreats, etc. ALL EVENTS/FILMING/SOCIAL MEDIA INFLUENCERS REQUIRE APPROVAL (if you're not sure, please ask) ADDITIONAL ARRANGEMENTS/SITE/TRANSPORT FEE'S WILL BE DISCUSSED BASED ON THE INDIVIDUAL REQUEST.

6) Excursions, activities, provisions, vip concierge-costs not included.

7) Violations of the short-term rental agreement will result in termination of stay without notice or refund.

8) Guest is responsible for payment of damaged or missing items. The property is videotaped and photographed prior to each guest's stay. Upon arrival, if anything is not as expected, it must be reported within 12 hours.

9) No construction will be planned at Beach House Villas during a guests stay. In the event of an emergency or needed repair, Beach House Villas reserves the right to complete theses repairs. Beach House Villas is not responsible, nor in control of neighboring properties construction projects. No refunds will be provided due to neighboring construction or onsite property repairs.

Located in Paradise Island, this vacation home is on the beach. Aquaventure is a popular attraction and the area's natural beauty can be seen at Cabbage Beach and Junkanoo Beach. Traveling with kids? Consider Dundas Theatre of the Performing Arts, or check out an event or a game at Haynes Oval. Jet skiing and kayaking offer great chances to get out on the surrounding water, or you can seek out an adventure with horse riding and ecotours nearby.
