Large Waterfront Family Estate House in an Old Oak Forest at the end of a private gated Community in Annapolis. Architecturally Designed and Custom Builder Constructed in 2023, this house has over 8000sf of living space to enjoy. Our home is at the end of a five family subdivision set on a steep bluff overlooking round bay on the Severn river. It has been designed and provided with every detail for any family or group of friends to enjoy and relax together. From the video game room with supersacs for the teens and kids, private off living room waterfront office for parents, elegant spaces for entertaining on main floor, and large walkout basment with commercial refrigerators, bar, and entertainment area, This is a non-smoking, pet friendly house, 8 miles from downtown Annapolis.

Pets are welcomed with their own pet room on first floor, complete with dog shower, washer and dryer, and pet friendly floors with dutch door. Hardwood floor on first and basement levels. Carpeted Bedrooms upstairs. There is no fenced in area for pets on property, pets must be kept on leash.

There is a Large private office area off main living room with desk, computer and starlink internet access, easily enclosed for work if needed while at house.

5 Full bedrooms with ceiling fans, each with their own private en-suite bathrooms. One Free Room upstairs with an oversized John Michael Designs Double Fluff Monster couch for TV viewing or sleeping. Extra Queen size bedroom in basement with full bathroom. Master Bedroom has an entire extra room perfect for crib area, large walk in closet, private patio overlooking river, laundry room, a master bathroom that has a large steam shower with bench for 2 people, heated bathroom floors and double sinks.

Complete finished walk out basement with 9 foot bar, ice, dishwasher, microwave, pool table, video game room with Bose sound system and Nintendo switch, extra remotes and games, board game room, football viewing area with 100 inch TV with Bose sound system, with large couch and full bathroom. Extra bedroom located in basement. Pool and spa are off basement doors, it is not gated.

Kitchen has 4 ovens, 2 microwaves, large refrigerator/freezer and dishwasher. A very large Kitchen island for buffets or family breakfast with 7 counter seats. Dining Room off Kitchen with seating for 8, Breakfast nook seating for 6. Complete with all needed cookware and utensils to cook any holiday meal. Large Pantry Room off kitchen has extra fridge, extra dishwasher, espresso machine, coffee maker, mixer, coffee bar, toaster and supplies. Main floor bar has drawer refrigerators and sink. Screened in porch has TV over gas fireplace. All TV's in house have internet and dish TV.

2 laundry rooms, one on main floor in dog room, one upstairs. Elevator to all 3 levels of house. Security Cameras outside of house and easy to operate security alarm in house.
Dock is a rugged walk down the hill and is shared with 5 other family properties, but guests are welcome to walk down the hill to enjoy the waterfront. Second slip from end with 15,000 pound boat lift belongs to this house. Remote lift controls in house. Water and electric on dock. Basement exits out to back yard and we spot foxes, deer and raccoons on the security camera at night. It is very quiet and rural.

This is a sought after wedding and naval commissioning week house because of proximity to naval academy and spectacular views of Round Bay so parties are permitted. Limit of 25 guests for family gatherings. In respect to our neighbors, we will need to be aware of any party event being held on our land to inform them of size and dates. If date is needed for an event in future please PM me to enquire, as I have not opened up all future dates yet. Naval commissioning weeks will be priced higher. Utility Vehicle in garage not permitted to be used by guests unless with special permission. 2 large commercial beverage refrigerators in basement bar and ice maker. Brand New Propane grill in garage to be wheeled out for to adjacent driveway for guests cookouts if desired.
