Welcome to the Carlton Oaks Santee Real Estate market report for week of June 13, 2011. Let’s take a look at what is happening in real estate property in Carlton Oaks Santee CA. I have uploaded a graph that will examine 2 interesting figures; the median price (black line) and the inventory (orange line) in Santee California.
Looking at the graph the first thing that we see is that the median price for a home in this city has remained relatively flat over the past 6 month. There have been some rising and currently in a drop. The cost of purchasing a home has dropped about 1.5% over the past 60 days. This is not great news for the market recovery but it could be worse.
The orange line tracks the available inventory of homes in Santee. As you can see this line is all over the place. In mid April there were about 145 homes available for purchase. This number rose to a high of 150 in mid May and current has dropped way down to 135. It will be interesting to watch what happens this summer.
The market in Carlton Oaks has remained level. As of 14 days ago there were 13 homes active in the MLS with 11 homes in contingent status and 7 in pending. As of this morning there are 12 active, 11 contingent, and 4 in pending. Also during these part 2 weeks there were 2 homes sold. It is nice to see that out of the 7 homes pending the close of escrow 2 of them actually closed. In this crazy market getting a home all the way through escrow is not always an easy task.
If you were to look for houses in Santee California, specifically in Carlton Oaks you can find homes ranging in price from $220,000 up to $419,000. These homes have anywhere from 2 to 4 bedrooms and 2 to 3 bathrooms. The homes are nice sized from the compact 1015 square feet up to larger homes of 2097 square feet.
So, what is a specific home look like in Carlton Oaks. The most recent listing was 24 days ago on Rumson Drive. (Rumson is south of Mast Blvd near the 52 freeway; awesome freeway access for this home. This property has 3 bedrooms with 2 baths and is 1371 square feet. The home has a large 15 by 14 family room with a fireplace. There is even RV parking by the driveway. This beautiful home is currently listed at $299,000.
