South Mission Hills San Diego buyers ask me all the time about what a basic home inspection should cover. Here are some things to know:
1) Garage= check exterior is in good repair; check for cracks in floor; check door mechanism
2) Check driveways and sidewalks for cracks, stains, pavement defects
3) Septic systems (if applicable)- adeaquate absorption rates for area and family usage
4) Siding- any dents/ buckling?
5) Foundations- any cracks or water seepage?
6) Exterior brick- any cracked bricks or mortar that needs replacement?
7) Insulation- meets climate recommendations?
8) Doors and windows- tight fits or loose? Condition of locks okay?Weatherstripping okay?
9) Roof- Look for aging, condition of flashing, pooling water, loose gutters or shingles?
10)Ceilings, walls and moldings- any drywall pulling away?
11)Basement- water leakage or musty smells?
12)Attics- adequate ventilation and no leakage?
13)Porch/deck- any rot or loose railings or steps?
14)Plumbing- poor water pressure? Banging pipes? Rust or corrosion?
15)Water heater- How old? Recovery arte okay? Energy rating low?
16)Furnace/AC- age and energy rating important
17)Electrical-Condition of fuse boxes and circuit breakers; how amny outlets per room?
NEVER hesitate to get a second inspection with someone who deals specifically with an issue (like a master electrician).
