September's Real estate statistics are out , provided by DataQuick, and mostly good news continues in the region as it tries to recover from the real estate recession of the past few years. Here are some key points of the findings:*The median price paid for a Southern California home rose again in September to an over four year high. This was mainly due to low inventory and a change in the market mix.
*For the first time since January sales overall declined compared with the previous year, mainly due to less distressed (short sale and foreclosure) sales.*September's median sold price for the SoCal region was $315,000, up 12.5% from September, 2011, and the highest median since August, 2008 ($330,000).*It is predicted that modest price increases will continue in 2013, supply of homes for sale will increase, but that could take several months.*More and more "move-up" buyers (those who sell to buy something more expensive) will try to take advantage of equity situations and record low interest rates. San Diego homes showed a 4.2%increse in sales volume from last September and its median sold price went up 11.1% from last September.
