Bring Your Boat!! This unique direct lakefront home is perfect for the fishing, waterskiing, or jetskiing. Private boat ramp and covered boat slip with lift (size and weight restrictions). The lake cabin puts you literally on the water!! 30 minutes from Orlando attractions and just over an hour to Clearwater beaches.
The space
This is the place for you to take in all of Central Florida’s attractions and still be able to come back to the rustic feel of your very own lake cabin!!
Enjoy coffee on the deck in the morning or an evening cocktail to some amazing views.
If you want to bring your own boat, you can try fishing, waterskiing, or wakeboarding. If jet skiing is what you prefer, bring them also. This is a public lake so local and state laws do apply.
Enough parking for 2 cars and a boat trailer.
Any guests beyond the number listed on your itinerary will be charged a penalty at $50 per person per night. We reserve the right to terminate your stay without refund.
Rental Agreement:
This agreement constitutes a contract between the Vacation Rental GUEST(S) and OWNER. Please read this Vacation Rental Lease Agreement thoroughly. Any money received by owner for occupancy of vacation property indicates the acceptance of the terms and conditions of this Vacation Rental Lease Agreement. It is the responsibility of the GUEST(S) to be familiar with all policies within this agreement. This occupancy will be in the form of a Vacation Rental only and not constitute a permanent or primary residence or other tenancy.
These terms and Conditions clarify The OWNER’S obligations to the GUEST, the GUEST’S obligations to the OWNERS, and in the very unlikely event of any disputes, will be used as the basis for any resolution. Please read them carefully before confirming your booking.
TERM OF LEASE: The lease begins at 4p.m. EST on the agreed upon “Check-in Date” and ends at 11a.m. EST on the agreed upon “Check-out Date”.
PAYMENTS: A Reservation will be confirmed by The OWNER once the application has been approved and full payment has been processed. In the event of a reservation not being accepted by the OWNER, all fees paid will be refunded immediately. No reservation may commence without full payment being cleared.
MAXIMUM OCCUPANCY: The maximum number of overnight guests for this property is limited to six (6) persons. Maximum occupancy for this property shall not exceed six (6) persons at any time. If GUEST exceeds the maximum occupancy, GUEST and any and all of their guests are subject to immediate removal and forfeiture of their security deposit and rental payment. Prior to arrival, the primary booking party will be required to provide a photocopy of a government issued ID and a list of guests who will be staying at the home.
CONDITION OF THE PROPERTY: The Property will have been inspected prior to occupation and therefore the GUEST undertakes to keep the Property and all furniture, fixtures, fittings, chattels and effects in or about the Property in the same state of repair and condition as found at the commencement of the Rental.
SMOKING: This is a NON SMOKING property. No smoking is allowed inside of the home whatsoever. Any GUEST or their guests not adhering to the No Smoking policy will result in automatic forfeiture of security deposit.
PETS: Pets are NOT ALLOWED
RENTAL RULES: GUEST agrees to abide by the house rules at all times while on the property and shall cause all members of the rental party and anyone else GUEST permits on the property to abide by the rules at all times while on the property.
DEPOSITS: A deposit of $150 is due at the time of booking. The deposit is for security and shall be refunded within 7 days of the Checkout Date provided no deductions are made due to:
1) Damage to the property or furnishings:
2) Smoking, dirt or other mess required excess cleaning; or
3) Any other cost incurred by OWNER due to GUEST’s stay
CANCELLATIONS: A sixty (60) day notice in writing is required for cancellation. If GUEST wishes to cancel his/her reservation, the rental fees will be refunded as follows:
1) 100% if cancelled at least 60 days prior to the Check-in Date
2) 50% if cancelled 30 days prior to the Check-in Date
3) 0% if cancelled less than 30 days prior to the Check-in Date
INSURANCE: We encourage all renters to purchase traveler insurance. We do not provide any refunds for cancellations within 30 days of arrival, under any circumstances. Protection and Insurance is offered by online sites such as HomeAway and VRBO during the checkout procedure. Select a policy that meets and covers unexpected events to protect your personal goals and needs. We do not promote or endorse any particular coverage. We are not insurance agents nor licensed to sell insurance.
MAINTENANCE: It is expected that major systems in and around the house will break down from time to time such as refrigerator, A/C etc. OWNER will attempt to repair the problem as soon as possible upon notice by the GUEST. OWNER assumes no liability to GUEST is such should occur as all products have a useful life and break down occasionally.
ILLEGAL DRUGS: Under no circumstances shall any illegal drugs be allowed on the property. GUEST understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment. GUEST further waives any and all rights to recourse against the OWNER for enforcing this clause.
GUEST RESPONSIBILITIES: All occupants are required to perform “normal” household duties that include, but not limited to *garbage removal* Cleaning of individual and guest dishes* Notifications to OWNER of any damages or problems with the property* Locking of all doors when GUEST leaves the condo unit.
HOUSEKEEPING: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Towels or linens may not be taken from the unit. Any garbage must be stowed in the proper garbage or recycling receptacle.
SUBLETTING/ASSIGNING/OCCUPANCY: There shall be no subletting of the premises. The GUEST shall occupy and use the premises as a vacation rental only and not use the premises for any business, professional, unlawful or hazardous purpose.
REPAIRS: The OWNER must be notified immediately if you discover any item that needs attention.
END OF TERM: At the end of the term, the GUEST shall leave the premises clean and in good condition, remove all GUEST property, and repair all unreasonable damages caused during their stay.
HOLD HARMLESS AND INDEMINTY: OWNER of rental property shall not be liable for any damages and/or injury to GUEST and/or their guest(s), or their personal property due to GUEST’s acts, actions or neglect. GUEST agrees to hold OWNER harmless against any claim for damage and/or injury due to GUEST’s act or neglect or their guest’s acts or neglect.
GOOD NEIGHBOR POLICY: The property is a privately owned home, and we enforce a good neighbor policy. Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon checkout. You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints from police, neighbors, or neighborhood or POA. Noise audible outside the property is prohibited between 10p.m. and 8a.m. You and other Occupants agree to abide by all applicable parking restrictions and limitations.
WEATHER/ACTS OF GOD: OWNER is not responsible for any weather conditions or acts of GOD or nature that happen during GUEST’s stay on premises and no refunds will be made.
ACCESS: GUEST agrees to allow access to the house to OWNER and his agents upon 24 hours’ notice by telephone or in person. Agents include but are not limited to plumbers, electricians, pest inspections, etc. OWNER reserves the right to inspect the premises and house interior upon 24 hours’ notice to GUEST. GUEST agrees not to deny access. If GUEST refuses to allow access to OWNER or any agent designated by OWNER, the OWNER reserves the right to terminate the GUEST’s vacation rental and GUEST will immediately vacate the premises upon demand by OWNER and will forfeit the rental payment.
SAFETY: GUEST acknowledges and agree that they are responsible for the safety of themselves, their guests and their children with respect to the deck and dock areas and the premises. GUEST acknowledges and agrees to hold harmless from any injuries to them or their guests.
KEYS: Access to the property is provided by lockbox. GUEST agrees to keep the lockbox code confidential and not allow access to anyone not covered under this rental agreement.
LIABILITY: GUEST may be responsible and liable to OWNER for damages in excess of the security deposit for any damage or loss caused by GUEST or its guests.
LIMITATIONS OF LIABILITY: The GUEST represents, warrants, acknowledges and agrees with The OWNER that he/she will use the Property and its facilities in accordance with The Terms and Conditions above and the Information provided and that he/she does so at his/her own risk and that he/she indemnifies and saves The Owner harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of The GUEST, his/her family, or guests, before during or after the time of occupancy. Further, he/she accepts full responsibility for the use of the Property and any recreational equipment on the premises and agrees to pay for any damage of said equipment, other than for normal wear and tear.
For your safety and security of others exterior security cameras have been installed monitoring driveway, breezeway and front door.
