Monmouth University Takes the Prize in Fourth Annual Design Challenge
NUTLEY, N.J., April 13, 2018 – A winter garden as the epicenter of cultural and professional gathering; a vertical farm geared toward the production of medical marijuana; and a health village with fitness, medical and pharmacy services ranked high among the creative design features envisioned by students for ON3 during NAIOP New Jersey’s Fourth Annual CRE Intercollegiate Case Study Competition (CREICS). Teams from Monmouth, Rutgers and Villanova universities participated in this year’s program – each creating a mock master plan for Prism Capital Partners’ redevelopment of the 116-acre former Hoffmann-LaRoche campus in Nutley and Clifton.
“As part of our Industry Insights Series, CREICS provides students with real-world opportunities to influence the planning of New Jersey’s most ambitious development initiatives,” noted Dave Gibbons, NAIOP New Jersey president. “This competition serves as a valuable platform for educating students and local officials, while generating fresh design ideas and perspectives – and this year certainly continued that tradition. Congratulations to all three teams and their advisors.”
Judges for the 2018 competition included James Anzaldi, Mayor of Clifton; Eugene Diaz, Prism Capital Partners; Mary K. Murphy, NJTPA (North Jersey Transportation Planning Authority); Robert Rudin, Cushman & Wakefield; Dr. Joseph P. Scarpelli, Mayor of Nutley; and Roger Smith, Gensler. This group considered financial feasibility, design excellence and sustainability in choosing this year’s winner, ultimately awarding the $5,000 prize to the Monmouth University team – including Jacqueline O’Dor, Lindsay Florio, Sam Perrelli and Christopher Fitzsimmons.
ON3 is New Jersey’s largest contemplated redevelopment. Across the board, the mock master plans for ON3 centered on the creation of dynamic live/work/play environments. The Monmouth University design leveraged the campus’ position as the future home of the newly formed Seton Hall-Hackensack Meridian School of Medicine. The team presented a highly connected, walkable/bikeable setting with a medical/healthcare theme – supported by residential, lifestyle, hospitality and retail components.
“The breadth of this 116-acre campus, nine miles from Manhattan and spanning two towns, made this assignment a heavy lift for these students,” Diaz noted. “These teams – which included some of the commercial real estate industry’s most promising next-generation leaders – did fantastic jobs and came up with some great ideas.”
ON3 today boasts a collection of trophy quality office and research/development buildings aggregating more than 1.2 million square feet, with an infrastructure emphasizing sustainability, compliance with LEED standards and redundancy in all essential utility services. Prism Capital Partners’ redevelopment promises a world-class, mixed-use setting integrating office and R&D facilities, recreational, hospitality and wellness options as well as all other uses that will comprise the 24/7 environment.
The CRE Intercollegiate Case Study Competition dinner is part of NAIOP NJ’s Industry Insights Series. Platinum Master Sponsors included Prologis, Elberon Development Group, NAI James E. Hanson, Melick-Tully a division of GZA, with Gold Master Sponsors including Cushman & Wakefield and Sax LLP. Prism Capital Partners and Gensler served as CREICS Competition Sponsors.
