Every year, INFOADEX conducts a study on investment in the different advertising media, which divides into "conventional" and "unconventional". The first includes the internet, which for all intents and purposes represents another means. The investment in "unconventional", among which are sponsorships, promotions, animation at the point of sale, mail, etc ... continues to rise in proportion to the total, and represents more than half of the global investment in advertising.
To understand to what extent the ecosystem of advertising media has varied and its use by advertisers over the years, suffice it to say that until recently, these non-conventional media are called "below the line", because they were a tiny section on the total advertising budget and were therefore placed as a separate line and differentiated from the conventional ones, which represented the bulk of the investment, which in this case was above the line, or "above" the line ".
The choice of means that any company makes in the real estate sector, as in any other sector, is very conditioned by what its competitors do. Here the old saying "the neighbor's lawn is always greener" works perfectly. Or what is the same, our competitive desire makes us see the ads of our competition with much greater intensity and attention than the target audience itself. Many times we enter into a state of shock - thinking that everyone will give the relevance that we give to that new support in which our competition is announced - and, simply, we need to be there as well.
This means that, finally, that the "media mix", or the proportion and intensity with which certain media are planned within the advertising budget, tend to be comparable among the companies of the Sector in question. Or that, when the word spreads - many times through trainers and real estate events - of an advertising campaign that works, everyone wants to incorporate it into their repertoire of media.
The mix of standard means of the real estate sector at the moment basically includes, among unconventional means: window posters, showcase sheets, catalogs and brochures, sports sponsorships and mailing. Among the conventional media are the real estate portals (internet), outdoor posters (billboards) in a much smaller proportion, radio and the press, in this case with a practically residual character. As emerging media we could mention: email marketing, search engine advertising and social networks and sponsorships of social interest events and associations.
There are entire chapters of media that are very present in the advertising world in general and that are hardly used in corporate promotion, services and real estate products. Some with all the logic of the world (such as national television) and some with less logic, as we will see below.
But before talking about these means that do not use real estate, it is worth remembering several concepts of information theory very important in commercial communication. The first is that of "redundancy", which means that messages are lost along the way, and it is necessary to repeat them by various means. For this reason the "mix" of several media work better with the same campaign than using a single medium. Another important concept is the famous principle of "the medium is the message" established by Marshall MacLuhan, by which we know that a certain medium promotes a certain "aura" to the message that is emitted through it. Finally, there is the concept of "share of voice", whereby an ad becomes more relevant to the extent that there are fewer ads of the same or different type within a publication or other medium.
That said, I do not want to go through the branches of communication theory, so I'm going to suggest advertising media that are barely used and that would nonetheless give enormous strength to your commercial communication mix.
Direct Marketing to prescribers
The personalized mailing represented in Spain a total investment of 2,122 million euros in 2017, according to the INFOADEX study, on a total of 6,931 million of investment in unconventional media. Our positioning, and our business, will depend in large part on the image we have among some professionals in specific sectors within our area of influence, such as notaries, tax or business advisors, or even lawyers. That's why it's worthwhile to create a printed newsletter with a periodic nature -or a yearbook- with news and data from the local real estate market, to send it to all these professionals. This differentiates us from the competition and would raise our corporate image by several degrees
Advertising in cinemas
The cinemas are a medium that has adapted to the new times, especially as a leisure offer on weekends.
