Windows:  How do I decide which ones are best?  by Laurel Grandle, REALTOR, Knoxville Realty for sale

 First of all, I'm NOT a builder, I'm a REALTOR...I sell houses.  However, I'm frequently asked questions from my clients that require expertise outside my knowledge and the question of which windows to buy when building or remodeling a home has come up a number of times.  I defer to builders and experts on this subject, but I've also done my own digging..

  I did a little research, especially when I was remodeling my personal home.  My final choice was an insulated, vinyl clad Argon glass window.  But there are so many choices out there and so many different prices that I had a hard time deciding.

If you are faced with this buying decision, I would suggest that you look at the National Fenestration Rating Council.  Establishsed in 1990, their job is performance testing of windows.  Sometimes manufacturers make claims that just seem too good to be true...verify, verify, verify.

You'll want to know several things about the windows you select.  I'm not recommending any particular brand name...there are many excellent ones...but let's look at window performance:

U-FACTOR:  how well does the window prevent heat loss:  NOT JUST the glazing (the window glass), but also loss from the sash and jamb.  This is important.

SOLAR HEAT GAIN COEFFICIENT: SHGC:  You want a LOW number here...this shows how much the window blocks heat from the sun.

VISIBLE TRANSMITTANCE:  How light passes through the window:  You don't want a dark house, do you?

AIR LEAKAGE (loss), CONDENSATION RESISTANCE and other performance factors are also important.  A careful examination of what you want your new windows to do and what the ones you are purchasing actually do for your home is a decision you only want to make once...do the research and get it right the first time.
