Here is a simple example of what to look for when you are listing, selling and or buying real estate:

The sidewalks around the edge of the city streets are the responsibility of the home owner. Even though the municipality is the owner of the sidewalks, the homeowner is responsible for the maintenance of the sidewalk in front of the home!

In the photo above you can see where the sidewalk has crumbled and cracked.

The home owner is liable for this!

If someone walking in front of the home trips and falls, the homeowner could get sued for not maintaining the sidewalks.

In this shot the sidewalk to the front of the home is also degraded to the point it needs to be repaired.

If a visitor to this home falls while walking up to the home, the owner is liable for injuries resulting from the damaged sidewalk.
