It's raining....should we look at houses anyway? by Laurel Grandle, Knoxville, TN REALTOR
Tennessee is referred to as "the greenest state in the land of the free" (or so the old Davy Crockett song says) and it may be true...we get sufficient rainfall and have 4 mild seasons, making our area conducive to growing just about anything!
Recently, I had appointments set to show a number of houses and the purchasers called to ask if we could reschedule the appointments because it was raining. I asked that they consider a few things first, then decide if it would be in their best interest to delay our appointments.
Showing houses in the rain allows us to see if water flows away from the home and foundation, makes it easier to detect roof, guttering and basement leaks and lets us see if water pools in areas of the yard. If the house is built over a crawl space we can see if water gets into that area. These are important considerations when purchasing a home.
An agent I know sold a home to folks that later discovered that every time it rained significantly, the creek behind the property flooded the rear yard for extensive periods of time. She didn't even know there was a creek on the property! Her buyers were extremely upset by her lack of diligence...and looking at the home during the rain would have solved a lot of heartache for all parties to the transaction.
TN has a property disclosure required by law for MOST sales: exceptions include property not occupied by the owner during the previous three years, new homes, foreclosed or transferred by court order or will. With such properties, the buyer gets no information from the owner. A home inspection will reveal many defects, but it doesn't typically include the condition of the yard during rain and the home inspector is only responsible for what he can see at the time of inspection. If the crawl space is dry that day, no one knows what happens when it rains.
I dislike getting out in the rain to show houses, getting wet and having to be careful NOT to track up someone else's home, but the advantages out-weigh the inconveniences.
