Home Inspection Reports

Nearly every buyer is writing the sales contract contingent upon a satisfactory home inspection report. These home inspections should be performed by an experienced state licensed home inspector. Most REALTORS can recommend several from which to pick or a buyer may know one or pick one from the internet or phone book. Some home inspectors are affiliated with National Franchise Companies, others are independent. I’ve used a number of different ones over the years and the best ones have been very thorough, very detailed. A home inspector will spend about 3 hours inspecting a house less than 20 years old with up to 2400 square feet. Longer inspection times should be scheduled for older or larger homes or homes in poor condition.

The home inspector will look at the age and condition of the various components of the home: Insulation, heat/air systems, roof, structural integrity, polarity of electrical outlets; the inspector will note cracks in the dry wall, concrete, etc., test the temperature of heat coming from the furnace, cold from the air conditioner; appliances conveying with the real property will be tested to ascertain their condition, etc.

East Tennessee has had a lot of rain in the previous months…far more than usual. The last 4 homes I’ve sold have had water in their crawl spaces or basements. This can lead to mold, foundation deterioration and other problems. This work is not cheap; the sellers have paid these companies $4700-$9500, depending upon the size of the area to be treated. NONE of the sellers knew their homes had water problems. The homes were not new and the sellers had all lived in them a number of years and had never experienced any problems. This was very shocking to the owners. We’re seeing more of this right now because of the rising water table and it’s something REALTORS should be mentioning to the owners of homes they list as well as preparing buyers for the value of a good home inspection.
