Does size matter?

One of the first questions REALTORS typically ask a buyer is "what price range is most comfortable for you?" AND "what size home are you looking for?"

In the Knoxville, TN area, we have a variety, but most of my buyers seem to want 2400 square feet or more and our average price range in Knox County is around $200,000. Finding houses with those primeters is easy for us.

However, in Washington, DC, the median size house is 1000 square feet on a median sized lot of just over twice that number. In Washington, the 2 bedroom home is most common and the median price? It's $432,500! No wonder folks moving to Knoxville feel that they can afford a mansion!

Houses are typically larger in the South than other parts of the country and are smallest in Washington, DC and Hawaii. Washington and Hawaii also have the highest prices...it doesn't seem fair, does it?

The 10 cities that have shown the most PRICE APPRECIATION in the previous 5 years include two Tennessee cities near Knoxville...our real estate market is more stable here than, say, Las Vegas or any number of California cities, some of which have decreased in value 50% or more during the same 5 year period.
