I am currently analyzing the market data to price it to sell quickly. To do this I first look at the active Fort Thomas Homes Between $200,000 and $250,000 to see where my property stands with its direct competition. In this price range Fort Thomas currently has 12 active listings. This price range has seen 15 sales over the past 12 months. The median price range is $225,000 and current median list price is currently $232,400. The median sale price has slightly increased over the past year. I believe I am going to list agressively at just below $220,000. This will put this house well be below the median list price. I have some more cosmetics to complete before putting this on the market. This will make a great home for a family getting ready to start school at Johnson Elementary, or Highlands High/Middle Schools.

Using today's national average for mortgage rates for a 30 year conventional loan a $200,000 mortgage payment would be $1,014, $225,000 would be $1,140 and $250,000 would be $1,267.
