## Space

Lovely updated 2 bedroom, 1 bath duplex in Forestville along the Russian River, located on the second floor, with stairs. Spacious open-concept kitchen with breakfast bar and dining room. Well-appointed living room with a fold-out couch for additional sleeping arrangements. Outdoor area with patio table. There is a washer & dryer in the unit. The smart TV has streaming apps (personal subscriptions needed) and 400 mbps high-speed internet. We provide beach towels and chairs for hanging out at the river. We provide a Pack 'n Play portable crib with organic cotton sheet & blanket. *The upstairs unit is an Airbnb rental as well, please be respectful of noise levels and their space.*

NOISE DISCLAIMER: This unit is underneath unit A. It is possible to hear noises coming from above you. We notify the upstairs guests of this and let them know to please be respectful of their noise level as to not disturb downstairs guests.

*NO PARTIES: We have a strict 'No Party' policy-parties or events are not allowed. Quiet hours are enforced from 10pm to 8am.*

*PETS: ONLY 2 PETS ALLOWED (N/A to service animals, applicable to ESA's). A $50/per pet fee will apply and please be conscious in regards to barking/noise to respect neighbors. Please advise at the time of booking, we will send a request for pet fee payment which is due upon receipt. Pets brought onsite without permission/payment are subject to a $250 fine.

**Cell reception is very weak in Forestville. Reception is not available for T-Mobile and Sprint at the house but there is Wifi.

## Access

You'll have access to the entire middle floor unit including the patio with a seating area, no one will be sharing this space with you. You will also have access to a gated parking area with 2 tandem parking spots. The entrance is located on the back side of the property, and you must walk up one floor to the entrance.

## Interaction

We are an off-site host. We are available via Airbnb or email to assist/answer questions. For emergencies, you can call our dedicated hospitality department.

This is a self-serve stay. We provide contactless self-check-in. The doors are all equipped with smart locks, a unique code will be generated and sent to you along with all check-in instructions 2 days before your stay. The access code will match the last four digits of your telephone number on file.

## Neighborhood

The most amazing part of this property is its location, located one house away from Mother's Beach and only 1/2 mile from Sunset Beach. Also within minutes of many boutiques and world-renowned wineries.

There is a small convenience store named "Sam's Market" where you can pick up provisions. If you need a larger store there is a Safeway, 10 minutes west on River Road.

## Transit

Uber is usually available with 10-15 minutes of wait time. Reception is not available for T-Mobile and Sprint at the house but there is Wifi.

## Notes

For security, there are 3 cameras, all outside. One in the back driveway, one at the front of the driveway, and a third on top of the back staircase.
