Welcome to Mad River Cozy Cabin, a custom-built log cabin located in the pristine White Mountains Region, offering serenity, breathtaking views, and various activities.
Located just minutes away from the Campton Village, Loon Mountain Ski Resort, Campton Pond, Mad River, and half an hour from Franconia Notch State Park, Winnipesaukee Lake and Newfound Lake, this stay offers a variety of activities in any season. Hiking, rock climbing, zip-lining, horseback riding, fishing, kayaking, stargazing, skiing, snowmobiling- just to name a few. Equipped with a Hot tub and Sauna (not included in the nightly rates). Spacious deck, grill, game room, pool table, poker table, a gas fireplace, wood-burning stove and handmade natural wood furniture throughout, this beautiful cabin offers a perfect place to relax and restore between your outdoor activities.
We continuously put tremendous effort into maintaining the property at the highest standards to provide a unique and comfortable guest experience. Therefore, we have set a list of strictly enforced house rules to ensure the guests safety, compliance with local regulations, and the cabin's integrity. In order to make your stay pleasant, as well as for those guests that come after your stay, we would appreciate if you would take a note of the following Rules:

PLEASE LEAVE THE PROPERTY IN THE SAME CONDITION IN WHICH YOU FOUND IT!

Must be at least 25 years old to book. If the primary guest has less than five previous stays through Airbnb, a lease and insurance are required.

Photo ID may be required upon check-in.

No events, parties, or large gatherings are allowed. Violation of this rule is subject to a $750 fee plus extra cleaning fee of $250 will be applied in case If will turn out that there was a big party without an authorization. We may allow some events but that's on case to case basis. Follow the local unwritten rule of quiet enjoyment from 10:00 pm to 8:00 am daily.

Respect the maximum number of guests noted in your reservation. Any big groups of 8+ people must get prior approval and we will need to know the exact group size not more than 1 day PRIOR the check-in date! This property is equipped with a device, that CONTINUOUSLY MONITORING THE NUMBER OF GUESTS. Violation of this rule is subject to a $300 per night for each unclaimed guest.

Your safety matters. This property features a total of four security cameras, above the main entryways, and the back deck located near the hot tub. They do not look into any interior spaces and are used for SECURITY PURPOSES ONLY. Guests are prohibited from disconnecting the wi-fi, unplugging, or obstructing the cameras in any way. Violations of this section of the rules is subject to a $3,000 fine.

NO PETS allowed on the property and NO SMOKING allowed inside the house at any time. Violations of this section of the rules is subject to a $750 fine will be charged plus extra $250 cleaning fee will be applied.

Take the shoes off inside the house. We have slippers to use if you need them. Braking that rule will lead to an additional $250 fee plus an extra cleaning fee of $250.

USE OF HOT TUB IS SUBJECT TO AN ADDITIONAL FEE of $70 per person with up to 3 nights stay. For stays more than 3 nights please contact us for the pricing. Instructions regarding the Renter's use of the Hot Tub can be received from the Host via phone call. The Mad River Cozy Cabin has Hot Tub rules, procedures, and precautions that must be strictly followed to ensure Renter's safety, as well as useful enjoyment during your stay. The hot tub is serviced and set to 80 degrees Fahrenheit prior to Renter's arrival. Please, make sure to turn the temperature dial up to the desired temperature three to four hours before using to allow the water enough time to warm up and back to 80 degrees Fahrenheit after use. MAXIMUM OF FIVE GUESTS AT A TIME ARE ALLOWED IN THE HOT TUB. Hot Tubs left dirty or abused will be subject to a $500 cleaning fee. Any damage to the Hot Tub Cover will result in a replacement fee. Unauthorized use or violations of the Hot tub policies may result in an additional charge of $1,000.00. Do not stay in Hot Tub for more than the recommended 20 minutes. Do not sit or stand on the Hot Tub cover! You will be charged $800.00 if the Hot Tub cover needs replacement after your stay. Children under the age of 16, pregnant women, and persons with heart conditions or skin sensitivities should not use the Hot Tub. Remove all jewelry before entering the Hot Tub. The Host is not responsible for death or injury caused by the use of the hot tub. When you open the Hot Tub cover, you are responsible for the health and safety of all guests present. A security camera is located above the deck and is used for SAFETY PURPOSES AND IN CASE OF AN INCIDENT ONLY.

USE OF SAUNA IS SUBJECT TO AN ADDITIONAL FEE of $50 per person with up to 3 nights stay. For stays more than 3 nights please contact us for the pricing. Instructions regarding Renter's use of the Sauna can be received from the host via phone call. The Mad River Cozy Cabin has Sauna rules, procedures, and precautions that must be strictly followed to ensure Renter's safety, as well as useful enjoyment during your stay. Unauthorized use or violations of the Sauna policies may result in an additional charge of $1,000.00. No children under the age of 12 are permitted in the Sauna at any time. When using the Sauna, remember there is a certain health risk associated with this facility. Use at your own risk.

Ensure that all the deadbolts are locked if you have small children.

DO NOT leave wet towels on wood surfaces.

Use the 1-ply toilet paper supplied. Flushing any other items will seriously damaged the septic system and affect your stay.

Please use the washer/dryer not more than 2 cycles per day. We need to care for our septic system.

Use only the solar and battery-operated candles. OPEN FLAME CANDLES ARE PROHIBITED.

Use the fire pit at your own risk. State law requires use of local wood only.

Use care while using rocking chairs next to the main entrance to avoid damaging log siding or sliding doors. DO NOT move or turn them.

Please water the four hanging flour containers outside once a day, after 7pm. Watering can is in the garage.

Please be careful pulling your vehicles in and out of the garage and keep the garage door closed at night. Bears out there.

Campers, trailers, tents, screen houses or other similar vehicles or structures are PROHIBITED.

Please close all windows and doors when it’s raining.

STARTER CLEANING KIT is located under the main kitchen sink with a small amount of trash bags, paper towels, all-purpose cleaner, and dish soap. A First Aid Kit is located in the left-side tall kitchen cabinet.

HOUSEHOLD ITEMS NOT INCLUDED OTHER THAN STARTER KIT: All kitchen and bath cleaning supplies, trash bags, paper towels, napkins, dish soap, sponges, dishwasher detergent, laundry detergent, storage containers, zip lock bags, plastic wrap, aluminum foil, plastic plates, cups or utensils.

HOUSEHOLD TRASH & RECYCLING: Please use the regular trash barrel and recycling bins located in the main kitchen. Please use trash bags inside of all trash barrels throughout the entire house including the bedrooms and bathrooms. When these are full please place the trash bags and recycling in the large trash and recycling containers in the garage clearly labeled.

DO NOT LEAVE ANY FOOD, BEVERAGE OR TRASH OUTSIDE.

REPORT ANY DAMAGE TO THE HOUSE IMMEDIATELY to Airbnb and email the property manager at [email protected] with your claim # so that it is documented.

REPORT ANY DAMAGE CAUSED BY YOUR VEHICLE TO THE GARAGE IMMEDIATELY to your auto insurance company and email our property manager at [email protected] with your claim # and your auto insurance company contact information so that it is documented.

PRIOR TO VACATING PROPERTY PLEASE STRIP ALL BEDS of linen but please do not remove the mattress protectors from the mattresses. Please place all linen and towels near the washer/dryer.

PRIOR TO VACATING PLEASE REMOVE ALL HOUSEHOLD TRASH & RECYCLING: Please remove all food items from the refrigerator and cabinets.

VACATE THE PROPERTY IN THE MORNING BY 10:00 AM and please close all windows and doors, and shut off all the lights inside of the house and outside when departing. The housekeepers will arrive promptly.
