MAIN LEVEL-
The main level of the home features a formal sitting room and dining room with a 6-person dining table. Further into the home, you will find a half-bath as well as a full laundry room, always stocked with detergent and dryer sheets. The bright living room and kitchen are open to each other- perfect for entertaining. The living room features comfortable furniture, a large Amazon Fire TV, a gas fireplace and large windows.

Into the kitchen, you will find stainless-steel appliances, a eat-in countertop bar as well as a breakfast nook with a 4-person table. The kitchen is always stocked with plenty of dishes, cookware, cutlery and utensils so you can cook the perfect meal for your family. The kitchen has a sliding door that leads to the spacious deck with mountain views. Relax on the comfortable lounging furniture or cook a meal on the natural gas grill. The deck has stairs that lead to the yard below.

UPSTAIRS-
Upstairs, you will find three comfortable bedrooms. The master bedroom features a Queen bed and large windows with gorgeous mountain views. The attached bathroom features a jacuzzi tub and a large standing shower.
The other two comfortable bedrooms features Queen beds and there is a full bathroom with a shower/tub combo.

BASEMENT-
The finished basement features plenty of fun amenities for your family. On one side of the basement, you will find a gym area that has free-weights, dumbbells of all sizes, an elliptical and a stationary bike. On the other side of the basement, you will find 2 desks and a comfortable pull-out sofa with a Queen mattress. There is also a built-in wet bar in the basement with a mini-fridge and sink. To complete the basement area, there is a full bathroom with a standing shower. There are 2 doors that lead outside to the backyard.

OUTDOORS-
The outdoor area is the perfect place to relax and enjoy the fresh mountain air. The basement door leads to the extra-large hot tub and extra seating under the large deck. The backyard has plenty of grass as well as large trees for shade and privacy.

Guest Access:
Guests have private access to the entire home and backyard area.
There are a few locked closets and the garage is locked- these contain owner items, please do not open.

Guests can use the washer and dryer located on the main level of the home.

Please note there is absolutely NO smoking of any kind allowed inside the building.

You may park in the driveway or in the street.

The Neighborhood:
This home is in a quiet, established neighborhood. There is a grocery store within a 10 minute walk, as well as Starbucks, LaBelle French Bakery and Heidi's Brooklyn Deli.
There are hiking trails a 4-5 minute walk from the house, and they lead to multiple parks and open spaces- Ruth Roberts Park & Preserve, Carolyn Holmberg Preserve and Glacier Park.
There is also easy access to Hwy 36/ Denver-Boulder Turnpike and Hwy 287.

Getting Around:
There are options such as Lyft/Uber in the area and there is plenty of parking if you bring your own vehicle.
Once you are at the home, it is easy to walk to a grocery store/restaurants etc.
35 minutes to Denver International Airport.

The garage space is locked and there are a few locked closets that contain owner belongings.
