A Guide to Preparing Your Home for Photos

Our Goals: The photos of your home will give potential buyers their first view, outside and in. We want their first impression to be a positive one and make your home stand out from the crowd. I want to make sure I put the best foot forward for your home. Below is a list of things that will ensure that your home shines.

Preparing Your Home: Since we are taking photos we will concentrate on aesthetics only when preparing your home for photos.

Curb Appeal: The photo of the front of your home will be the first photo shown in all advertisements. Here’s a few things you can do to make the yard and the front of the home look its best.
• Mow the lawn, but not too short. Set the blade on high to keep grass looking full. I will need you to keep the lawn maintained for the duration of the listing in case we get any surprise showings.
• Turn the sprinklers on for half an hour turning them off just before I take photos. This will make sure the lawn looks as healthy as possible.
• Trim the hedges.
• Put away any items that are stored in front of the home (hose, shoes, toys, etc…).
• Clean windows.

Staging: For photos, staging involves cleaning & decorating the home so the best features show in the photos.
• Clean, mop, and dust.
• Hide clutter.
• Put away any countertop appliances, magnets, and visible food in the kitchen.
• Put away personal items in the bathroom (toothbrush, razors, bath poofs, etc…).
• Clean mirrors & faucets in baths & kitchen.
• Hang nice, unused towels in bathrooms and kitchen.
• Clean up/organize utility room & garage.
• Make all closets as organized as possible.
• Make beds.
• Hide all evidence of pets, ashtrays.
• Make sure all light bulbs work.

• Security: Hide any valuables. Many people will be viewing these photos in many public websites. We don’t want to tempt anyone.
