Arlington’s apartment rental market has been gaining strength over the past few years, and is quickly emerging as one of Metro Boston’s best suburbs to rent an apartment. The average rent price for Arlington apartments increased over the past 12 months, which makes it the only suburb near Boston where rent price went up through the pandemic.

The average rent in Arlington, MA is currently $2,312. It costs $1,837 to rent a 1 bedroom apartment on average, which ranks as the 5th highest average rent price for 1 bedroom apartments among all of Boston Metro’s suburbs. A 2 bedroom unit will cost $2,269 on average, which ranks 4th out of the 14 suburbs closest to Boston.

Despite being pricier than other Boston suburbs, Arlington’s average rent price is still lower than the average for all of Boston Metro by 5-20% across all size units units. The average rent price in Greater Boston is $1,991 for a 1 bedroom apartment and $2,465 for 2 bedroom apartments. The average rent for Boston apartments is almost 10% higher than Arlington at $2,520.

YOY Changes in Arlington Apartment Prices

Arlington’s average rent price has increased 4.68% since July of 2020. Prices went down in almost all neighborhoods in Boston due to high vacancies, but Arlington’s price has still increased despite seeing its fair share of vacancy concerns.

Now that remote learning has been phased down for Fall 2021 for most of Boston’s schools, off-campus housing demand has been restored to Boston, and prices are back on an upward trend. Look for apartment prices in Arlington to continue to climb towards December when apartment availability bottoms out.
