Abingdon MD Housing stats for September are in!


The following statistics are from MRIS.com.


I have good news and some not so good news. As usual we will go throught the numbers and you can form your own opinion.


The first thing we will discuss is the total dollar volume for Abingdon MD. In September 2009 we sold $9,286,575 worth of real estate. In 2010 it was down 38..09% to $5,750,852. I know you are thinking what a depressing statistic to start with. Its ok! Keep reading I assure the news will only get better. This decrease is directly corralated to the number of units sold. In 2009 we sold 41 units in September. In 2010 we only sold 23. This is a decrease of 43.9%. So if you look at the two percentages you will see that they are very close to the same. However the units decreased more then the dollar volume. So with that being said you can imagine that the next bit of news is better! In 2009 the average home sale was $226,502. In 2010 it was up 10.39% to $250,037. See I told you I was going to deliver some good news. So if you are a homeowner than means that your home value is going up! Thats right, GOING UP! In spite of all of the reports you may hear and the general concensus by these numbers the home prices are rising slightly. Also, the day on the market are going down in Abingdon. In 2009 it was 142 days on average before it sold. In 2010 it is only 77. This is indicative of a healthy market to come. When your days on the market go down then the homes are not sitting as long. Last but not least, the average list price. In 2009 it was $238,463. It went up 10.75% to $264,105. The average sold and the list price increases are virtually identical wich means sellers are negotiating off of of thier list price the same as last year.


So there you have it! I know if you are a Realtor reading this you have two different aproaches. You could be concerned about the units sold or excited about the days on market and the average sales price. If you are a homeowner you should be excited that your home value is going up. Me personally, I am excited. My clients come first! Therefore I am happy for them. The unit volume will come. They are up in some surrounding areas such as Aberdeen MD. Some other areas in Harford County include Abingdon, Bel Air, Churchville, Edgewood, Fallston and Forest Hill to name a few!.
