August 2010 Harford County Housing Statistics

Ok, here it is folks. I have a mixed bag of news. Even though my main marketing focus is Abingdon MD, here is the statistics for Harford county MD.

First of all, lets discuss the bad news. In August of 09 there was a total of 250 homes sold in harford county. That dropped 16.8% to 208 in August of 2010. I know, I know why am I sharing such depressing news. Well, the way I see it that is the only bad news in this whole blog so I wanted to get it out of the way.

Of the 208 homes sold, they are getting more money for them then last year. In August 2009 the median home price was $236,000. That rose 11.31% to $262,700 this August. That is almost $30000! Now of course we don't know if they were just bigger houses that are selling now but none the less, it is at least a glimmer of hope.

Also, the days on the market has dropped by 28.89%. That is not too shabby. In August 2009 it was 135 and it is 96 this year in August. What that tells me is that the homes that are priced right are selling.

So lets face facts folks. It is not the best market in the world but when life gives you lemons, make lemonade. You may be taking a loss on the home you are selling but the one that you choose to move into will be priced signifcantly lower than three years ago. In most instances this becomes a financial wash.

This was based on entire Horford County. Harford county includes communities like Aberdeen, Abingdon, Bel Air 21015 , Bel Air 21014, Edgewood, Fallston and Forest Hill to name a few.
